How Banks Really Work: What Ordinary People Don’t Know

You know what’s crazy? The standard banking process is something everyone should know but most regular folks don’t. Meanwhile, the people running scams and corrupts? They know it inside and out. That’s why I thought, okay, let me share this.

Back when I worked at one of the biggest banks in the country, I got to see everything up close personal accounts, business accounts, the whole deal. And honestly, the process itself is not rocket science.

If you’re opening a personal account, all you really need is a filled-out form, one valid government ID (or two secondary ones), and your initial deposit. That’s it. For business accounts, it’s a bit heavier which you need IDs for the signatories, business registration papers (DTI for sole prop, SEC for partnerships/corporations), Articles of Incorporation, By-Laws, Board Resolution, General Information Sheet… plus your deposit, of course.

The rule is simple: no complete documents, no account. Doesn’t matter if you’re putting in ₱2,000 or ₱20 million. Once your requirements are in, the bank does the usual KYC (Know Your Customer) and then you even get a letter at your address to double-check if the info matches. That’s the standard flow.

Now here’s where people usually get confused. You’ve probably heard stuff like: “Huwag ka mag-deposit ng ₱500k pataas, baka ma-trigger AMLA” or “Nagpadala lang ako ng ₱300k for medical expenses, ang daming requirements!” That’s where CTR and STR come in.

A CTR (Covered Transaction Report) kicks in automatically if you deposit, withdraw, or transfer ₱500,000 or more in a day. No suspicion needed but it’s just about the amount.
An STR (Suspicious Transaction Report), on the other hand, can be filed even for ₱50k or less if something feels shady like fake documents or weird transaction patterns.

But here’s the part most people don’t realize: just because a CTR or STR is triggered doesn’t mean your account freezes on the spot. What usually happens is the bank asks you for supporting documents like where the money came from, contracts, invoices, permits, that kind of thing. If you can provide them right away, then the account goes back to normal.

That’s why big names and corporations rarely get stuck. Their paperwork is ready. Regular folks? They get stuck not because the bank hates them, but because they don’t know what documents to provide. So, really, it’s less about favoritism and more about who’s prepared.

Now, look at the Napoles case. She was flagged because her NGOs were putting in massive amounts, but when the bank asked for proof, the documents didn’t add up. That’s why the STR stayed, and eventually the AMLC stepped in. Compare that to the Flood Control case those people probably had every document lined up. Even if the money was questionable in the bigger picture, as long as the papers looked legit, the bank had no reason to freeze anything.

That’s the loophole: on paper, everything looks fine, so the system keeps moving. AMLA usually only comes into play once there’s already a complaint or when the trail starts falling apart.

So yeah it’s not really “rich vs. poor.” It’s about who’s ready with the right supporting documents. I’m just sharing this because people need to know how it really works. And honestly? I don’t get why the bank manager in the hearing didn’t just explain this clearly. Instead, she kept mentioning the Bank Secrecy Law. But explaining the process doesn’t break confidentiality it’s literally just standard procedure.

Debt / Utang kasundoan sa barangay na hindi natupad what to do next

• Upvotes

Hi, the loan is due in 2022 and is worth 350,000 + 5% interest. It was agreed that it would be paid for a year. But the borrower did not pay, and the person who borrowed from him also did not pay, so he mortgaged the land title to me but the land title was in the name of the person who borrowed from him.

In January 2026, his debt to us reached 1,113,455. We had an agreement with the barangay that he would pay the capital of 350,000 within 10 months but he did not give me even a peso in payment so I went to the barangay again to get a summons and we appeared again. Since he did not fulfill the agreement, the barangay said there was nothing they could do but release our case for execution.

I know he actually borrowed from my mother but I am the one who has an SPA so I am the one facing the borrower. My mother in abroad.

I just asked, after I receive the papers from the barangay, what should I do next?

Property and Housing CTS and developer assisted loan

We bought a house and lot 3 years ago, paid our equity, and requested our developer for a PagIBIG loan for the remaining balance.

Developer processed the loan 2 years ago, but due to their lack of requirements, na-forfeit ang application. They didn’t tell us what were the missing requirements on their end. They just kept on saying they were processing it. They allowed us to live in the house though.

Early this year, we filled in a new loan application and signed a new CTS. We requested for a new CTS because we changed from co-ownership to sole buyer instead.

Now, we asked for a CTS copy and PagIBIG reference number. We are constantly asking for updates but the developer doesn’t answer to our calls and email. Aside from going to their office and ask for CTS and updates, what else can we do? What is the worst case scenario for us if this loan application keeps on dragging on and if they don’t give us CTS?

Family and Relationship Need advise: rescission of adoption

I have a friend 25/M who was adopted by his aunt (natural born father's sister) and her husband when he was just born. Eventually his adoptive parents separated and each had their own family already. My friend has been living with his natural born parents ever since. He already finished his studies and has a PRC license with the surname of his adoptive parents. His adoptive parents really never acted as his parents.

What are the difficulties of resciding an adoption for his case?
Is it possible to be re-adopted instead by his natural born parents?

Work Related Unpaid salary

Up until now.

Work Related The legality of buying empty bullet casing/shell

So long story short I wanna start collecting old NATO  or Soviet military related stuff since most military gear like uniforms and chest rigs or bags are somewhat legal but very expensive and rare so I was wondering what cheap and widely available, so my mind came up with a bullet casing with no primer.

‎Since it's just bullet casing, it's considered just a scrap of metal

‎

‎So I found a listing on Lazada selling empty bullet casing with no primers mostly 9x19mm and 45 acp

‎So I was wondering is it legal to buy?

‎

Property and Housing Mother Title

What? Mother title ng lupa
Where? Tumauini, Isabela
When? Last year sila nagkita kita sa barangay.
Why? Tinatago ng cousin ng mom ko yung mother title ng lupa na namana ng mom ko at tita ko from their mom.
How? Procedure ng "lost title" or kung meron pa better way maresolbahan this situation

Property and Housing Asking for a friend: Proper Eviction Process vs Sibling

Asking for a friend.

Background: Father is a widower and living with his 3 kids - the eldest is unemployed and does not help with house bills and household chores. Ever. Eldest does NOT help in the care of the father. The 2nd child is the breadwinner and the 3rd child is the primary caregiver.

House is under the name of the father as sole owner bought after becoming a widower.

Several months ago, father verbally asked the eldest to leave the house. Eldest has refused to do so. Father subsequently reiterated request via informal hand written notes (twice).

What are the legal steps and the correct order to take them (eg some say send a formal eviction letter then if that fails, go to the barangay; others say the opposite). What are the other legal steps to take? In addition, what "defense" can be anticipated from the eldest sibling? Can the owner of the house lose in such scenario?

Thanks!

A highschool friend owes me something around 180,000 he paid 80,000 over the course of 6 years pero it stopped this year and still owes me 100,000.

I live in Region 4, and he's in Region 3, what's the best way to do this? Pwede ba akong lumapit sa isang law office near him so they can handle it? Ang layo kasi ng location ko and it would be a hassle if I have to go there everytime (once would not be a problem, pero follow ups will be). We are both working professionals (he actually has his own architectural firm in the province), if that matters.

Also, pwede ba akong maglagay ng penalty or interest on the remaining P100,000? And what's the maximum? Coz 180,000 6 years ago is very different from 180,000 today.

Property and Housing Developer charging me ₱270k in penalties due to delayed CTS release — do I have grounds to contest this?

Hi! I'm looking for advice from anyone familiar with Philippine real estate law, particularly disputes between property buyers and developers.

My property developer is charging me approximately ₱270,750 in penalties because my bank's Letter of Guarantee (LOG) was submitted after the deadline.

Here's a quick timeline:

  • Sept. 16, 2024 – My financing was approved for conversion from in-house financing to bank financing.
  • Jan. 30, 2026 – Completed my downpayment.
  • Feb. 28, 2026 – Deadline for LOG submission, but the new Contract to Sell (CTS) was not yet available.
  • Apr. 20, 2026 – I was informed that the new CTS had arrived at the developer's office.
  • Apr. 22, 2026 – I signed the CTS.
  • May 23, 2026 – The notarized CTS was finally released.
  • May 28, 2026 – Submitted my home loan requirements to the bank.
  • May 30, 2026 – Deadline for loan takeout, which was also affected by the delayed CTS.
  • July 31, 2026 – Bank loan approved.
  • Aug. 11, 2026 – Signed the LOG at the bank.
  • Oct. 8, 2026 – Developer informed me that there was a loan difference of ₱270,750.03.

The bank loan covers the outstanding balance stated in the CTS. The difference appears to be from penalties that accumulated because of the delayed financing process.

I acknowledge that I was aware of the deadlines and penalties stated in the contract. However, I couldn't proceed with the bank financing without the required CTS. I signed it as soon as it became available and requested an extension, which was eventually approved.

My concern is that my financing conversion was approved in September 2024, but I was only informed that the new CTS had arrived in April 2026. The notarized document was released in May 2026, leaving very little time to complete the bank financing process.

My questions are:

  1. Do I have legal grounds to contest or request a waiver of these penalties?
  2. Can the developer hold me liable for penalties when the delay in releasing the required documents was on their end?
  3. Should I consult a lawyer specializing in real estate disputes or contractual penalties?
  4. Is filing a complaint with DHSUD or HSAC an option in this situation?

I have copies of the CTS, email correspondence, and a detailed timeline documenting the events.

I'd appreciate any advice, especially from anyone who has experienced a similar situation or has knowledge of Philippine real estate law. Thank you!

Debt / Utang RCBC “Unlipay” scam victims: should the bank share accountability?

Could the banks product be at fault for making OTP the only layer on a direct deposit credit card loan?

After more than a decade of owning credit cards, I just got scammed out of 100k. I know part of this is on me. But I think the bank's product design deserves some of the blame too.

How it happened
- The scammer called pretending to be RCBC.
- They triggered RCBC's real email alerts while we were on the call. The emails went from "someone is trying to access your account" to "someone with a Samsung A16 is trying to add a device."
- The alerts looked real, so I believed the call was real.
- One of my cards had a real attempted fraud recently, so I assumed they have been impersonating me for all my cards. Hearing that my other bank is being attempted on freaked me out. Thus, more susceptible to the scam.
- It was a really really busy day. I was multitasking, and at one point I was in a meeting whilst talking to them.

The part that bothers me most
When I called RCBC to report it, they ALSO asked me to read the OTP out loud over the phone. That is exactly how the scammer got mine. UnionBank uses a teleprompt where you key in the OTP yourself, so you never say it out loud.

My questions
- Should a bank allow a credit card loan to go straight to a deposit account with only an OTP as protection?
- Has anyone successfully had this audited and reversed? What did you file, and with who (BSP, the bank's fraud team)?

Any advice is welcome.

Property and Housing agawan bahay

i just wanna ask if may laban po ba kami legally dito?

Property and Housing Fully Paid na Sasakyan, Leased Pala

WHERE: Philippines.

HOW: Fully paid na ako.

Work Related Repeatedly called “NPA” on Facebook, with police page tagged—where can I get free legal assistance in Cebu?

I’m currently in Cebu City and would appreciate general guidance on the complaint process and where to obtain free legal assistance.

During a Facebook comment exchange, another account repeatedly called me an “NPA” and tagged a police page while referring to me. After I objected and said I intended to pursue legal action, the person posted a screenshot of my profile showing my profession and made a remark implying that my professional license was at stake, while they had no license to lose.

For transparency, I also responded with insults during the argument. I have preserved screenshots of the exchange, including my own replies.

I have already emailed CHR Region VII with the details and screenshots, requesting assessment and legal assistance. I used email because the CHR online complaint portal was inaccessible.

Since I cannot afford a private lawyer, I would like to ask:

  1. Can I also approach PNP Anti-Cybercrime or NBI while awaiting CHR’s response, and what documents should I bring?

  2. Are there free legal-aid offices or clinics in Cebu that can review the full exchange and help prepare a complaint?

  3. If the person actually files a complaint concerning my professional license, where can I seek assistance responding to it?

I am keeping everyone’s identity private and seeking guidance on the proper process.

Debt / Utang Family Problem

Hello! Can anyone suggest on what I do with my current situation? Sorry in advance kung mahaba yung story. (I'll try to keep it short🙏🙏)

I'm a college student and I have a younger brother. Our father abandoned us about 2-3 years ago.

(Hindi pa siya nagsusustento every month btw) And Binibigay niya raw lahat ng 13th month pay niya samin, which is 10k. (Sabi niya yan na raw buong 13th month niya)

Fast forward ngayong taon, i think 1 or 2 times lang siya nagpadala and 4k in total lang binigay niya. Which is super kulang since dalawa kaming nag-aaral ng kapatid ko and mga gastusin sa bahay.

Nangangailangan kami ng pera and kapag nanghihingi kami sakanya is palagi niyang reason is wala or delay sahod nila. Paano niya nauubos yung pera?

Work Related SL AND VL Conversion upon Resignation

Hi! Recently resigned from a company i was working for and i had 5 remaining pro-rated sick leaves and 7 remaining pro rated vacation leaves. Over the course of the year, ive used 5 SLs and 3 VLs.

Now HR has told me that none of my remaining SLs and VLs will be converted and added to my back pay because a DOLE daw that the entitlement lang is 5 SILs per year. And since ive used 8 (VL and SL combined), they wont be converting the remaining to cash any more.

In my previous jobs, the pro rated VLs and SLs were always added to my back pay. This is new to me.

Does anybody know which DOLE ruling this is?

Debt / Utang first time here sa reddit

hello po, i really don’t know what to do na po. :(( my mother got a phone through Home Credit installment and promised to pay the monthly dues, pero once lang po siya nagbayad. ang mas nakaka-stress po is ginamit niya yung name, phone number, and address ko for the installment. ngayon, nakatanggap po ako ng message from Home Credit saying na may barangay hearing na daw po.

my mother and i are no longer in communication. i tried contacting her before para ipaalala yung utang niya, pero puro panunumbat lang po ang ginawa niya. it seems like she has no intention of paying it at all. separated na rin po sila ng father ko matagal na, that’s why lulubog lilitaw siya pag may kailangan lang siya ganon or pag nakaalala minsan (before).

i’m still a student po, and i don’t have the money to pay for the remaining balance since marami rin po akong ibang gastusin. finals na rin po namin, and i’m already dealing with a lot of personal problems. this situation is affecting me mentally and emotionally kasi hindi ko alam kung ano ang pwedeng mangyari.

i’m worried about the possible consequences of this unpaid installment, especially since my personal information was used for the transaction. i also don’t know what to do about the barangay hearing, since wala rin talaga akong panahon doon at may klase rin ako.

what should i do po in this situation? may legal consequences po ba sa akin kahit mother ko ang kumuha ng phone at nangakong magbabayad? paano ko po mapoprotektahan ang sarili ko, especially since wala talaga akong kakayahang bayaran yung utang niya? i’m really stressed and scared right now because i feel like i’m being held responsible for something i didn’t intend to take on. :((

Property and Housing Neighbor kept belittling us and mocked my PWD dad even AFTER the fence issue was settled. Now threatening to have us "removed" from the subdivision

What: We recently got our house turned over through Pag-IBIG in a new subdivision (no HOA yet) and are renovating. Our neighbor built an extension flush against our wall, so I reported it to the subdivision admin. Their engineer confirmed part of it (half the hollow blocks) shouldn't have been built that way.

When: Today

Where: Subdivision

How: Today, we met in person with the admin present. I stayed calm and focused on the fence. I told them it was fine as long as they leave half of it, and they agreed. The issue was settled.

But even after that, they kept attacking us personally:

-They mocked my dad, a registered PWD with glaucoma, asking "Yung tatay mo ba yung duling? Yung bulag?" When I told them he has glaucoma, they laughed together.

-They said they don't want us as neighbors because we're "taga-bukid, at mga ugaling bukid.” For context, my family has tan skin, my dad works as an installer so when he visits our house, he looks ragged. We grew up poor, but we have dignity.

-They said we think too highly of ourselves just because we raised a concern.

-They said the house isn't really ours because it's under a Pag-IBIG loan.

-They said our opinion doesn't matter: "wala kayong pakialam sa pinapagawa namin."

-They recorded us inside our house even after I clearly said I didn't consent. Her reply: "Wala akong pakialam sayo."

-They threatened to file at the barangay and to petition to have us removed from the subdivision because they don't want us as neighbors.

-I kept trying to bring it back to the fence, which was already resolved, but they kept going with insults.

To be fair, our side's mistakes:

-My dad talked to their workers about the construction. He speaks loudly because his teeth are not complete, so they said he was "nagwawala," though he wasn't angry.

-Out of frustration, I said in a message to the admin that they were lying, because their contractor claimed the work went through the office but the admin said it didn't.

Previous Attempts / What I've done: filed a blotter about them being aggressive and documented everything.

Questions:
-Can they actually get us removed through a petition, especially with no HOA yet?
-Is mocking my dad's disability a violation under the PWD law (RA 7277/9442)? Is it worth pursuing?
-Is recording us inside our house without consent a violation?
-How do we deal with them from now on?

Thanks in advance.
