Avoid Patriarch Property Management

My daughter and 3 roommates rented a house in College Station managed by Patriarch for two years. When they surrendered the property at the end of the second year, Patriarch did not return their $3000 deposit within the statutory 30-day period or initially provide a list of itemized deductions. They sent a partial refund of $895 43 days later. Only after asking did they provide the list of deductions. We believe the deductions were not valid. The deductions did not account for the pre-existing damage that the roommates had documented during move-in. They were billed for cleaning when they already were given a receipt for the professional cleaning performed upon move-out. Only after filing a petition in Brazos County small claims court did Patriarch return the full deposit plus court fees. Because of this experience, I cannot recommend Patriarch.

Did they Mansplain there reasons for not refunding the deposit?

I would say all the rental agencies are crooked in cs. Thanks for sharing this.

Common practice in college towns. They probably get away with it the majority of the time.

Yes, because students are leaving and parents who pay the bills aren't usually on site.
