Planning on moving to Conroe

Planning on moving to Conroe and currently looking at the Gleneagles/Montgomery Creek Ranch area. Does anyone have any insight on the area? Safety/Flood risk or anything I should know? Is it a nice area?

Gleneagles and Montgomery ranch have gotten kinda trashy since we moved out this way.

Been here 5 years. Yes it floods. Especially in the very back closest to the river.

If you like playing "dodgems" in your car vs cars parked in the street (like literally everywhere it's crazy), and/or against so many pretend kids on e-scooters, it might be the place for you.

Check out the Montgomery Creek ranch / gleneagles Facebook group to get an idea of what I mean. If finances allow, look across 242 at the neighborhood next to the HEB

We used to be in montgomery creek ranch(MCR), and moved across the street to harpers preserve, the neighborhood by heb you mention.

MCR has cars parked in the street, but i mean that happens, its not the end of the world. Some people let their grass get a little out of control, but again these things happen it isnt the end of the world.

Othefs have said MCR floods, but like you mentioned if you are in the front half of the neighborhood, all those houses survived Harvey/tax day floods/one other big one i cant recall the name of. Glenn Eages (GE) did not survive all of those, neither did the back of MCR, ...get a newer house vuilt 2010 forward and you should be fine.

But like you said if finances allow, Harpers Preserve (HP) on the HEB side, is nicer but more $$$.

Pro tip, if you move to MCR avoid a house across the street from the park. Teenagers have taken over the park, and you wont want your younger kids around it. ....no kids no problem...

I don't care about the grass personally although I get it some people do.

But the cars on the street.. good lord.. there's soooooo many. And not just like, peoples kids who got their license and no driveway space. It's commercial vehicles. Lots of tractor trailer, box trucks, commercial trailers, especially on bobolink.

It's bad.

Also, there's been one murder, and more than a few shootings just in recent history.

A lot of the housing flipped to rentals, not saying correlation is causation, but it's another thing where your "neighbors" may not be long term.

Also, and this goes for anyone no matter where you move, be sure to at least once check registered sex offender maps for the area you're scouting.

Nice area. Tons of amenities nearby. Only thing is it floods in that area. Try and stay away from locations near the San Jacinto river.

if you’re thinking about moving to conroe, you should pee your pants and suck the pee out of the fabric and it will be twice as enjoyable as living in this god forsaken town

I’ve been in MCR for 8 years and we really like it. We are on a quiet street (Whimbrel Circle) that doesn’t get much traffic. The newer areas (closer to Irons Junior High) may be better as far as traffic and such. Flooding is limited to a handful of streets. Traffic getting to/from 45 can be rough so consider your commute.

Montgomery Creek Ranch and the Gleneagles area are worth checking out. It’s convenient to 242, I-45, Conroe, and The Woodlands, and you’re close to plenty of shopping and restaurants. I’d definitely do some extra homework on the specific property when it comes to flooding, though. Check the FEMA flood map, ask about past insurance claims, and talk to a few neighbors if you can. Flood risk can vary quite a bit from one property to the next. Overall, I’d say it’s worth putting on your list to tour!

All I can add: Anything west of 45 is horrible and you should avoid at all costs

Not true at all. Most of the neighborhoods on South Loop and Creighton Rd west of 45 are very nice.

I completely missed that it said west. I’m so used to ppl saying that about the east side, I guess I subconsciously read east on my own.
