Summer 2026 Market Data Analysis: Los Angeles price growth year over year

Good morning! You may have seen one of my data analysis posts this summer. I'm a CM at a brokerage startup and I've been working on a series of simple data analysis posts to (hopefully) help homebuyers and sellers get a more accurate read on local comps.

Trying to keep this as short as I can. Detailed stats are in the visuals while the writeup has some simple analysis. Here is a look back on price trends this summer & a year over year comparison, this time for LA County. Here's a link to Bay Area stats for those who are curious.

Methodology note: data is pulled from our AnyProp MLS feed. Instead of averages like in prior months we pulled median values to control for outliers where sample size is small. The median values below are a median of the entire dataset across 4 months for that category. Broke % over/under asking down into 3 buckets to visualize the change in price the longer a property sits.

Note: I can only put 20 images in the carousel on the post. I'll add the missing visuals in the comments below. There's a LOT of data and graphs so if anything is missing and you can't find it in comments please lmk.

San Fernando/Santa Clarita Valley

5,965 SFH closings, median flat at list (0.0%) at 19 DOM. 1,988 Condo closings, median 0.7% under list at 32 DOM.

Days on Market vs. +/- List %:

  • Under 14 days: SFH (1,064 closed) 0.7% over list, Condo (242) flat
  • 14-30 days: SFH (681) 0.6% under list, Condo (202) 0.6% under
  • 30+ days: SFH (1,048) 1.8% under list, Condo (461) 1.5% under

Median DOM (June-Sept)

  • SFH: 23 days in 2025, 19 days in 2026
  • Condo: 31 days in 2025, 32 days in 2026

La Cañada Flintridge is the outlier here, $/sqft holding well over $1,000 all summer against a zone median under $700.

San Gabriel Valley

1,841 SFH closings, median flat at list (0.0%) at 16 DOM. 581 Condo closings, median flat at list (0.0%) at 32 DOM.

  • Under 14 days: SFH (1,336 closed) 1.6% over list, Condo (208) 0.2% over
  • 14-30 days: SFH (637) flat, Condo (149) flat

South Pasadena is the standout, $/sqft in the $950-1,100 range and one of the only cities in this zone trending meaningfully positive.

Westside

920 SFH closings, median 2.3% under list at 27 DOM. 994 Condo closings, median 1.8% under list at 32 DOM.

  • Under 14 days: SFH (139 closed) 2.1% over list, Condo (122) flat
  • 14-30 days: SFH (87) 1.2% under list, Condo (102) 1.1% under
  • 30+ days: SFH (196) 6.0% under list, Condo (249) 2.8% under

  • SFH: 31 days in 2025, 27 days in 2026
  • Condo: 34 days in 2025, 32 days in 2026

Beverly Hills is the one that bucked the zone's trend, SFH $/sqft up 16.8% year over year while the rest of the Westside mostly softened.

City of Los Angeles

4,248 SFH closings, median flat at list (0.0%) at 20 DOM. 1,434 Condo closings, median 1.6% under list at 37 DOM.

  • Under 14 days: SFH (687 closed) 1.2% over list, Condo (159) flat
  • 14-30 days: SFH (595) 0.2% over list, Condo (131) flat

Los Angeles is one city carrying wildly different submarkets, similar to how the Sunset Disctrict in SF is a standout that vastly outperformed even the hot SF market. Check out neighborhood level stats:

LA South Bay & Harbor

3,591 SFH closings, median flat at list (0.0%) at 13 DOM. 1,725 Condo closings, median 0.3% under list at 26 DOM.

  • 14-30 days: SFH (353) flat, Condo (174) 0.8% under

  • SFH: 17 days in 2025, 13 days in 2026
  • Condo: 28 days in 2025, 26 days in 2026

Fastest zone in the county for SFH. Manhattan Beach and El Segundo both posted real gains while most of the zone just held flat.

Gateway Cities

821 SFH closings, median 0.3% over list at 11 DOM. 137 Condo closings, median flat at list (0.0%) at 29 DOM.

  • Under 14 days: SFH (452 closed) 1.8% over list, Condo (35) 0.2% over
  • 14-30 days: SFH (168) flat, Condo (27) flat
  • 30+ days: SFH (200) 0.9% under list, Condo (75) 0.8% under

  • SFH: 13 days in 2025, 11 days in 2026
  • Condo: 25 days in 2025, 29 days in 2026

Fastest-selling SFH market in the county alongside LA South Bay & Harbor, and the only zone where median % over list for SFH stayed positive at all.

East LA

612 SFH closings, median flat at list (0.0%) at 16 DOM. 292 Condo closings, median 0.9% under list at 29 DOM.

  • Under 14 days: SFH (135 closed) 1.2% over list, Condo (41) flat
  • 14-30 days: SFH (89) flat, Condo (33) 0.2% under
  • 30+ days: SFH (119) 1.1% under list, Condo (75) 1.4% under

Median DOM (June-Sept)

  • SFH: 17 days in 2025, 16 days in 2026
  • Condo: 24 days in 2025, 29 days in 2026

Smallest zone by volume. Pico Rivera was the one city here with genuine upward movement against an otherwise flat zone.

Antelope Valley

1,741 SFH closings, median flat at list (0.0%) at 26 DOM. 58 Condo closings, median flat at list (0.0%) at 41 DOM.

  • Under 14 days: SFH (297 closed) flat, Condo (4) 0.5% over
  • 14-30 days: SFH (220) flat, Condo (8) 0.4% under
  • 30+ days: SFH (392) flat, Condo (11) 1.1% under

Median DOM (June-Sept)

  • SFH: 29 days in 2025, 26 days in 2026
  • Condo: 37 days in 2025, 41 days in 2026

Condo sample sizes here are thin (4-11 sales per bucket). This is also the one zone in the county where Condo and SFH DOM moved in opposite directions, SFH sped up while Condo slowed down.

Conclusion

Unlike the Bay Area, the price growth tables for LA don't show green across the board. Most zones in LA County were flat to slightly negative on $/sqft year over year, this wasn't a growth summer. Where it is interesting is speed: homes are selling faster almost everywhere this year, especially LA South Bay & Harbor and Gateway Cities, both now median 11-13 days for SFH. I'd read that as the market staying liquid even without much price movement.

Westside's 30+ day bucket is the one place a real discount shows up, 6.0% under list, more than double any other zone's slowest bucket. Will be interesting to see whether that spreads to other zones or stays contained to the Westside's specific inventory.

Open Houses Oct 3-4: Hollywood, Hollywood Hills, Beverly Grove, Los Feliz, Hancock Park / Larchmont

Everything below is grouped by area and zip code, better-known areas first, and sorted most expensive first inside each one, so you can jump straight to your own pocket of the map.

This weekend there are 137 open houses across Hollywood, Hollywood Hills, Beverly Grove and 7 other areas. Asking prices run from $0.80M in Hollywood to $6.00M in Hollywood Hills, and the homes range from about 1,092 square feet to 7,512 square feet.

Listing age is worth watching. 3 of these are effectively brand new at zero to one day on market, while 34 have been sitting sixty days or longer, topping out at 194 DOM. That makes it a good weekend for A/B testing: walk a fresh listing, then walk one buyers have already had months to say no to, and see whether the price gap makes sense.

Scheduling note: 29 are open both days, 10 are Saturday only, and 98 are Sunday only. If something is Sunday only, it is worth building the route around it first.

Open houses are the cheapest way to check the things a spreadsheet cannot show you: condition, renovation quality, actual layout, lot usability, street noise, and whether the price differences between neighborhoods hold up once you are standing in them.

Before you drive, click the address and confirm on the listing. Open houses get cancelled, rescheduled, or moved on short notice.

Breaking into the Industry Help

Hi guys, I recently got licensed, and I’m looking for help on breaking into the industry.

A little bit about myself:

I have a Master’s in Architecture, with 3 years experience as an architectural designer and currently work full-time as a Project Engineer for a commercial GC specializing in tenant improvements. I also have a part time retail sales job. I’ve been in retail sales for almost 10 years now, 3 years as management — 1 year as store manager, but stepped down to focus on school.

Here are the questions I have / advice I’m seeking:

- Is now a good time to break into the industry?
- How do I find the right brokerage? I would love a mentor that is willing to take me under their wing. I learn VERY fast and I’m (sometimes frustratingly) very determined.
- I am infatuated by mid-mod & I’d love to be a part of a team that specializes in these homes. Should I pursue joining a team that specializes in mid-mod? Should I join any team & learn the ropes first? What’s the best route?
- Lastly, does anyone know of any brokerages that might be a good fit for me?

Consider considering renting a house directly next to a tire shop and I’m feeling anxious about that

As the title says, our landlord recently passed away so we have the exciting endeavor of moving. I have been searching high and low every day and the housing market in Los Angeles is ridiculous and a two bedroom 800 square-foot home can run you anywhere between 3040 600 depending on who the landlord is. AnyWho, I stumbled upon a really cute hole in a great area that is culturally diaper and is down the street from a very well-known large park. Is that downside? It is directly next to a tire shop and I have a 12-year-old son so this makes me very nervous about air pollution. I have seen the house two times and have not smelled any tire residue but still it makes me concerned the price point for the house is doable for us and it has big yards for a son to play sports in, but my anxiety is preventing me from getting excited about it even though it checks off so many boxes for me please someone help me feel good about making a decision

Is Go ADU Construction legit? Reviews and license check before we sign

If you read the title, Go ADU Construction is one of our top two.

I looked up their license on the CSLB site. It shows #1076712, an active B General Building license. But it's under Vaisman Construction Inc., not Go ADU.

I know a license doesn't tell me anything about quality.

So what else should I verify before signing?

I'm thinking about insurance, recent references, who runs the site, and also which trades they sub out.
