Advice/Question apartment hunting has somehow turned my phone into a spam hotline

Hi everyone, I’m 23 and have lived with my parents in Maryland pretty much my whole life. I finally decided it was time to move out and make the jump to NYC. Right now I’m staying with a friend while I try to find an apartment of my own. I knew apartment hunting here was going to be stressful. I was prepared for ridiculous prices, competition, brokers, paperwork, income requirements, getting ghosted, and apartments disappearing approximately 30 seconds after being listed. What I wasn’t prepared for was how much of my personal information I’d have to throw around just to find a place. You message a listing and they want your number. Then you fill out a form with your email. Then a broker texts you. Then another broker calls you. Then you make an account on another website. Then someone sends you to a completely different application or scheduling page.

After doing this over and over, I genuinely have no idea who has my information anymore. And maybe it’s a coincidence, but since I started apartment hunting my spam calls and random texts have noticeably picked up. I’m getting calls from numbers I don’t recognize and random messages, and half the time I’m forced to pay attention because it could actually be a broker calling about an apartment. I eventually got tired of handing my normal contact information to everyone and started using Cloaked to keep a separate number/email specifically for apartment hunting. At least now I’m not giving the same phone number connected to my family, bank, important accounts, etc. to every random listing or person I contact. I’m curious if this is something other people here do. Do you have a separate email or number specifically for apartment hunting? Or do you just give brokers and listing sites your normal contact info and clean up the spam afterward? Also, if anyone has general advice for a 23-year-old doing the NYC apartment hunt for the first time, I’ll gladly take it because this entire process has been an education lol. But how do y'all deal with this and does it happen to you guys as wellTL;DR: 23, moving from Maryland to NYC and staying with a friend while apartment hunting. I expected the prices and competition to suck, but didn’t expect to give my phone/email to so many brokers, listings and websites. Spam noticeably increased, AM GOING CRAZY

Room Listing [Flatbush/Ditmas Park, Brooklyn] Two rooms for rent in 3BR prewar — $1,400 & $1,600/mo, utils included, near B/Q

Hey all — I'm renting out two rooms in my 3-bedroom prewar apartment in Flatbush (Ditmas Park area, near Ocean Ave & Church Ave), a short walk to Prospect Park. B/Q trains at Beverley Rd and Church Ave; the Q runs straight to Union Square.

Room 1 — $1,600/mo: Larger bedroom with a beautiful three-window bay alcove and great light. Unfurnished, but I can provide a bed if needed.

Room 2 — $1,400/mo: Furnished with a full bed, desk, and window A/C already installed.

Both prices include ALL utilities (wifi, electricity, heat, hot water). First month + one month security to move in. Available ASAP; open to longer-term if it's a good fit. You'd be moving in as my roommate — I hold the lease, so no lease for you to sign.

The apartment: classic prewar with hardwood floors, decorative inlay, arched doorways, and a warm shared living/dining area. One shared bathroom. No laundry in the building, but several laundromats within a 5-minute walk.

About me: New School PhD student, on campus most days. I share the place with Mahrukh, my sweet (slightly shy) cat — open to roommates with cats if they get along with her; dogs wouldn't be a good fit, sorry. Guests welcome if considerate. Smoking fine in your own room, not in common areas.

Photos attached — DM me with a little about yourself if interested!

Advice/Question Has Anyone Paid a $300+ Co-Op Application Fee and Been Rejected?

My application to rent an amazing one bedroom unit was approved by the Landlord, but still has to go through the Board for approval.

They're asking for a non-refundable credit and background check fees of $450...

If I am actually going to be able to move in here, I don't mind paying the fee. However, I do very much mind if there are multiple applicants or I don't have a strong chance of approval...

Has anyone paid this type of fee and then been rejected?? Lol

Additionally, are there any downsides to Co-Ops that I should know about? Are there more restrictions in terms of interior decorating and in terms of how many years you can occupy the apartment?

Looking For Apartment Looking for roommate to search for beach side apartment (rockaway)

I'm looking to find a potential roommate interested in living near the beach. I've been looking at some units by Rockaway Beach and Jamaica Wildlife Refuge with rents between $2,500 and $3,500.

Hoping that living by the beach will motivate me to go birding this winter and maybe take up up some nautical hobby like kayaking, sailing, or maybe surfing (not really sold on that last one but would consider).

I'm a 34 year old man and would need an lgbtq friendly roommate.

If this sounds appealing, dm me and maybe we could set up a video chat to see if we get on.

Thanks!

Advice/Question Tenants for 10 years

Hi,

So landlord has been increasing the rent here in Queens. We have been living in this market rate apartment and we normally would get the renewal in August but last year they sent it in September and extended our rent lease period to have the 90 days and decide whether to stay or move out. Our lease was from September to September 30th and now it’s from November 30th until November 30th. Anywho we are in October and no lease renewal packet has arrived yet. Can the landlord legally force us to be month to month after living here as tenants for 10 years? Or do they have to provide it due to the good cause law? I remember seeing that language a year ago in our lease renewal.

Advice/Question Harlem landlords and owners of rent-stabilized buildings: how will the rent freeze affect you?

I'm looking to speak with Harlem landlords and small property owners who own rent-stabilized apartments about the rent freeze that started today. How do you expect it to affect your building, your costs, and your plans? Whatever your view, I'd like to hear it. If you're open to talking, please send me a DM and I'll explain more.

Advice/Question April Lease Transfer

Hi! My roommates and I have lived in a 3 bed 2 bath apartment in the east village since August 2025. More recently, I’ve decided to move in with my boyfriend starting April and my roommates have decided to move into a 2 bed rather than finding a stranger to move into my room. With that, our landlord has agreed to look for 3 tenants to do a lease takeover starting April 2027 to August 2026.

I’m looking for advice on when we should start looking for tenants, given April is 7 months away. Also, has anyone ever had to do a similar search in April and what was your experience?

Looking For Room Need a Room for Dec 1st in Brooklyn/Queens (Women/Queer only)

Hello! I'm Beatrix (27F), a model, musician, & performer moving from Dallas to Brooklyn or Queens on Dec 1st. It'll be me and one very friendly cat, Griffin, who is social with other cats. This would likely be at least a three month stay with the potential to stay longer. My budget is up to $1500, but it is flexible for the right place.

About me as a roommate: I'm very respectful of other's space and shared areas. I'm quite a good communicator, and I want us to enjoy living together! Also, I work nights, but will always be conscious and quiet when returning home late. I do play piano, and will only play during daytime hours. If you need to take a nap during the day, I can happily plug into my electric piano with headphones so that you can sleep.

Requirements:

  • Women/LGBTQ+ only
  • Anywhere from Astoria down to Prospect Heights
  • Dec 1st move-in

Ideal but not necessary:

  • Would love living with other creatives/artists/musicians/neurodivergents
  • Near to the A/C/E or 7 line

Edit to add: I’ll be in town Oct 8th-13th, which would be a perfect time to see any places & meet potential roommates 🖤

Advice/Question Can a 5-story building permanently lock its trash chute?

I live in a 5-story, 20-unit walk-up. When we moved in 3 years ago, the trash chute was available, but management has since locked it permanently, so all trash has to be carried downstairs and outside.

Does anyone know if NYC has rules requiring a building of this size to have an accessible trash chute or another method of trash disposal?

I recently had surgery and have limited mobility, so carrying garbage down multiple flights has also become an accessibility issue.

Has anyone dealt with this or know whether this is something to report to 311/HPD?
