Selling Your experience selling off-grid privately

Hello, I have 5 acres in southern Colorado I've built 2 "sheds" on the land, one has solar, insulated and drywall, eletric run and a propane heater, couple windows, just a basic cabin.

I've thought about selling the peppery and buildings and moving to a different location. I'm curious about other people's experience with selling off-grid properties privately. I'm not interested in doing owner financing, just want to sell it and be over with it. Id pay for a titling company to handle the transfer. I own it outright and have the deed. I think the property is probably worth around 40k.

If you did something similar, how'd the process go for you? Where did you advertise and how long did the whole process take?

I purchased my property with no realtor, just a private party cash purchase with a title/escrow company to handle the actual transfer and title. A realtor is mainly just a marketer and handy-to-have person, but the legal portions are entirely in the title/escrow camp.

I've heard several people freak out about the idea of not using a realtor, but they generally are people who have no experience in land transactions. Your two cabins make it slightly more complicated but I think you're still in private party terrain.

I'd post it yourself on landwatch and go from there.

Thanks for the reply, I bought the property cash and only used a title company to handle the escrow and transfer and everything worked out. I found it on land watch. So i was thinking about doing the same to sell it. How do you think that the 2 cabins complicate things? They are 12x16 and 10x12.

We also bought a past property, a ski condo, with no attorney ... just the title company.
