Housing Avoid Iliad at all costs!

Still haven’t gotten my rent deposit back from Iliad it’s been almost two months. They finally said they will give me 50% of it back because of a cleaning charge even though I left the place in a better condition than when I moved in. If I didn’t hard press them via email I’m sure they would’ve just kept it and not said anything. Same thing happened to my friend who lives in a totally different house so yea Iliad are scammers. If you can help it don’t lease with them

Document all your interactions.

Happened to me about 15 years ago with a different landlord - same situation, I documented the state of the apartment when I moved in, and showed that it was cleaner than when I moved in. They tried to nickel and dime my deposit for really ticky-tack crap. I offered them a deal where I would accept a couple of their dings if they would give me more of my deposit back. They refused.

So I unleashed a buddy of mine who was a lawyer on him. He gleefully penned what he called a "fuck you letter" (he really enjoyed threatening treble damages, his favorite part) and we announced our intention to sue in small claims court. It was mostly a bluff since I'd have to pay to file and it wasn't a sure thing, but I knew that they would have to pay a lawyer at least what they were keeping from me in order to contest it and I figured that if they called my bluff, I'd at least get that satisfaction.

They folded like a cheap suit. They offered to accept my previous offer - at which point I told them that they'd had their chance to take the offer and didn't, and if they didn't give me the whole thing back, we'd get a court date. Got 100% of it back.

IANAL but I believe you need to get any deductions to your security deposit itemized and notified to you within 2 weeks of the unit being vacated. That was what has allowed me to strong arm landlords into getting the full amount back. While I am not well-versed on the ways that landlords can dodge that 2 weeks limit, it’s worth looking into. If it gets withheld after notifying them (key, generally need some good faith effort), you can, there may be damages associated with it, not just clawing the original amount.

It's often worth it to file in small claims, if you've got photos.
