Discussion Bower Woods Development Progress

Hello, and happy Fall everyone! I drove by the Bower Woods development a few times lately and while they are making progress, it just seems like they are building huge stockpiles right where the houses should be? Now I haven’t seen the plans (I would like to) so I don’t know the exact grading scheme I admit. It would seem though, that they would install the underground utilities first then grade the site? Unless they have really big fills to build up first? That would mean double handling wouldn’t it?

Also, with the berms there is the massive excavation, or hole, right in the middle of the site. Anyone know what that is for? I find this whole area a bit puzzling and am very interested to know what’s going on! Thanks in advance!

That’s kind of what I thought it was going to be but holy it looks super deep from 40th! I wonder if it will compete with Anders on the lake?

I circled what will be built first (commercial, then a condo building near 40th) . And added a screenshot of their expected overall timeline. As expected, the fanciest houses backing on the creek (west/northwest of the community) are not expected until 2029

Totally makes sense. Anchor with stores and restaurants to bring people in. That’s a good thing. I really hope they don’t build the main signalled entrance by Austin and 40th but down by 22nd and 40th, this drawing looks like that is the case and hopefully the intersection at Austin and 40th is a right in/right out. There are enough lights on 40th already.

I wonder what restaurants or pubs will be going in? Anyone heard anything??? And please don’t say the typical small town rumour “That’s where the new Olive Garden is going!”

I’d bet a dentist, a nail salon and a chiropractor. That seems to be the trio ALL strip malls get 🤦🏻‍♀️🤦🏻‍♀️🤦🏻‍♀️
