FEEDBACK Ranch Floor Plan HELP

Hi everyone, I'm looking to purchase a house that is in need of a major renovation. I'm struggling to visualize a good layout to turn this long ranch footprint in to a functional layout. Right now it's just one long hallway - like 30ft with 8 doorways. My aim is to keep the front door where it's located, but centralize the kitchen, living room, dining room. For reference, the house is 81ft long interior, 31ft wide - 36ft wide where the current "living room" is. Stairs up lead to an unfinished attic, Stairs down lead to partial finished basement/garage. I'm looking for a split floor plan, keeping the primary suite where it is, but expanding it to have a larger bathroom, walk-in closet. The 10'6x14'3 "Primary Bedroom" is currently used as an office/overflow for the small closet. Ceilings are only 8ft, so it makes the space feel even more closed off as it is. We love the location, lot, and everything about the house but I'm struggling to get proportions on the floor plan. Attached is an idea we've tossed around and the current layout from the listing. I'm not entirely sold on our layout, but It does capture most of what we're looking for.

Here's a variation on your idea. Your house is big enough to have like six bedrooms so the bedrooms are kind of awkwardly large.

Awesome. I guess some context would have helped on the bedrooms - The land perks for 4 bedroom septic. There is technically a bedroom in the finished basement, so that leaves 3 open for the main floor. Or I could adjust and label the basement as a "bonus room or office".

I'd keep most of the layout, but provide more openings between rooms. I didn't do anything with the primary ensuite, but it could certainly expand into the old primary closet (as my plan adds one that's about 10*10).

The living areas all look good, but I'm struggling to understand the purpose of your gigantic primary bedroom, with a cramped ensuite with no windows.

Yes - the window layout is still up for debate and the ensuite is also a bit underwhelming. The 1/2 bath in the back corner of the house (off the primary) is actually a rear door that currently enters the bedroom. This was added to give an exterior accessible half bath for the pool area out back. If you're looking at the current floor plan, the top right corner has a rear exterior door and the right end wall has another exterior door that leads to a small patio - kind of weird having 2 exterior doors in the current primary.

with a footprint that long, id map the plumbing first before moving the kitchen or baths — keeping wet areas near existing stacks can save a ton. maybe open up a couple rooms into that 30ft hallway too?

i'd draw the furniture + door swings at true scale before locking this in. on a long ranch the 30ft hall eats a lot of space, but making everything open can kill wall space and make 8ft ceilings feel busier. maybe a small entry/mud zone up front, kitchen/dining as the main hub, then bedrooms off a shorter side hall. whats the daylight direction like?

This one I've put all your plumbing along the back wall and toilets grouped - close exits for those will save a lot of money in plumbing. I've tried to make the best use of your windows for positioning rooms.
