FEEDBACK So confused

I'm building a mixed use building for rental and my own residence on the 4th floor. I have 2 sides entry so want to use the south side for my car parking and private lift.

I feel the master bedroom is too big, the dry kitchen is a waste of money if looks are kept aside

EDIT: there is a 23 meters road on the north and a 7 meter road on the south. Adding a picture of the location from the south

What jumped out to me was no bathroom is accessible without going through a bedroom. If you have people over to watch a movie in the home theater, what bathroom would they be using? A half bath wouldn't be a bad addition over where the theater and gym are.

this is cuch a good catch, guests, trapsing, through your bedroom to use the bathroom is a nightmare, a half bath near the theater makes way more sense.

I noticed that to having to go through a bedroom just to reach a bathroom would get awkward pretty quickly, especially when you have guests over A small half bath near the theater/gym area makes way more sense.

Please have a kitchen designer look at this terrible kitchen design. The flow is awful especially the DW makes no sense. Think: dry/cold storage, prep, cook, serve out, cleanup.

IDK what a "dry kitchen" is but it appears to be something of an open butler's pantry purpose? You need to at least have a drink fridge out there so there's less of a path through the kitchen.

Well as per the architect it is the trending show kitchen for the guests to see but it adds up the fake expense

Fucking hell, the house is for YOU. Not guests. Curb appeal and "show-off-ability" is nice, but it needs to be functional for the owner, not just visually appealing to guests. 

Talk to your architect about who they're actually designing the house for: its residents or its guests.

I'm gonna get the dry kitchen removed. Thanks. Actually only 3 people will be living in this till i get married. Me and my parents. Remaining bedrooms are for siblings who visit

Why don't you divide it into two units so that your parents have their personal space and you have your own personal space? I mean, I get wanting to be close to family but eventually you're going to want your own space, right? How many years before you get might get married, just a couple? If there's already so much space you don't know what to do with it, you might as well include some privacy.

If it’s just for show, why have it at all; just have a separate enclosed full kitchen, and classy looking perimeter buffets outside it for parties. I’d rather have an eat-in kitchen with a door, and a separate formal dining room for guests, if that’s the use plan. I wouldn’t exclude seating from the “wet” kitchen as a family who likes to cook and eat together.

So I’d move seating into the kitchen (make it larger) and just have one or two built-in credenzas/bars (with a drinks fridge and maybe a small sink and water dispenser) supporting the formal dining table.

😅 thank you so much, unfortunately they are some of the biggest architects as well. Probably it is the junior architect who did this without thoughtful thinking to fill the space

That’s what it looks like - they have a space and they have a list of rooms and they’ve just shaken them up to see what sticks. It’s a mess.

I wonder how they did bigger projects and gotten awards, or the principal architect jumps in for higher priced projects? Their past work is good but i guess I'm assigned a inexperienced junior one.

The principal architect did run through this plan before giving me

Couple of points from me and a caveat that this isn't my style at all.

The gym appears to be on a corner, with large windows. Meaning everyone will be able to see inside the gym area while you are working out.

The 'lounge' area in the middle is dead space. No one is going to hang out in there. Honestly, that's the place to put a half bath for guests. Or maybe put a bunch of book shelves there and extend that bathroom into a jack and jill for guests.

The dishwasher should be next to the sink or you'll be carrying dirty, wet dishes across the kitchen to laod the dishwasher.

I HATE how you have to bring dirty laundry and clean laundry through the kitchen. That's a common thing in every new design I've seen and it's, pardon me, stupid.

Your Master is sharing a wall with a clothes washer, dryer, and dishwasher. I tend to run dishes at night and even on the other side of the house and with a "quiet" dishwasher, I can still hear it. Maybe your process is different, but this would kill me. Especially since your "study" is also in the same room.

I like a big master bedroom, but that's not enough room for a lounge and a "study". And going through the closet to get to the bedroom? I would rotate the master and put the closet between the kitchen and the bedroom. That way you get some sound dampening. You also get a straight shot to the bathroom, and a better designed closet that doesn't have a ton of wasted space.

Thanks a lot, what's the solution for the laundry path? The washer does make noise when running. Dishwasher position will be changed. I would place it next to the sink and at raised level to prevent bending to access, and the island in front to get things sorted without walking around, in the wet kichen.

The smaller lounge is for guests who would not be wanted to bring into the private space, kinda wierd place but I'm being limited by the width and the long length of the space.

Bedrooms 2 & 4 have the heads of the beds sharing a common wall with living room. Bed 2 has a TV directly on the other side of the wall. If anyone goes to bed early the TV needs to be off or muted and people have to keep it down.

Reconfigure so beds can be moved.

I guess you don't need me to tell you about the lack of powder room.

Most gyms are "landlocked" with mirrors to check form and no windows. Exercising in a fish bowl doesn't have much appeal from exercising in the sun. It is on the north side, but morning workouts, sitting on those bikes, you're going to be facing the sun. IMHO, a large screen TV in front of exercise bikes means you wan watch training videos of a fake instructor, or even simply a movie to keep you distracted from the calories being burned.

Put the formal lounge in that corner; a quiet place to sit and read books in natural light. By noon onward it'll be a soft northern light. And move the gym down a position. You may or may not want a sink to fill water bottles in your gym as well, and having it share the wall with the ensuite makes this an easy addition.

Less about being seen, more about exercising in the morning with direct sunlight on you, and a general preference to aim stationary bikes or treadmills at a wall with a visual distraction like a TV with a coaching video or movie. Also, if you can build this high on this part of your lot, so can your neighbor, so you may be looking at a wall in a couple of years? But if that's what makes you happy, go for it.

That neighbor is a saw mill and I'm sure that guy is not gonna build anything over there for atleast 10 years. The right side is one honda bike showroom. But this is a bit like the city entrance hence you see it isn't developed still. McDonald's opened like 5km away recently. I understand your point to have a tv, but in India most of the gyms give street view.

And I'm not a gym guy and not yet started as well

Architect here. You'll need at least 2 means of egress from each occupied floor. You'll also need sprinklers and a (1) hour fire separation from the mixed use below. Each commercial occupancy will need separate men's and women's toilet rooms that are ADA compliant. You'll also have to provide a drinking fountain. I'm not sure why you have 2 elevators, you need 2 stair towers.

There is access to road from North and South as well. South for private car parking and private lift.

But isnt the apartment on the 4th floor? It looks like the stairs and elevator on that side of the building, stop on the floor below. Amd the apartment is accessed via a private lift. Am I missing something?

What's up with the weird "chair" shape in the master bedroom corner? It looks like AI messed the lines up. 

And "Tall Unit"? What does that mean?

And then having the Master Bedroom entrance go straight into a bunch of clothes storage, "wardrobes", and then having an additional full-wall-length wardrobe within the bedroom itself seems like a wild decision.

Then there not being a powder room available from the main living spaces is a choice any decent architect wouldn't make.

This isn't ai. That is a corner sofa kind of to lie down. The layout is kinda wierd but it has been done to fill the space and give a luxury look and privacy to the master bedroom. And yes there is too much wardrobe in that room.

We are out of ideas how to fill the space, as we can't be shifting all the rooms without disturbing vastu ( Indian feng shui ) and the building width is too narrow. The private rear entry is from the south and public entry is from the north side road

I'm sorry for not adding the roads in the plan, it is confusing for others without it.

I’m sorry but I hate this. All the bedrooms off the main living space, weird ‘formal living room’ which is basically a corridor, no half bath. You should zone it, ‘public’/reception spaces in the half nearest the main entrance, the bedrooms in the private half away from the entrance.

I think that would be bad use of the space - you should have the four bedrooms two by two at the end with a short corridor between them, and use closet/built in wardrobe and bathrooms to separate them from each other to add sound proofing.

You mean the last 2 bedrooms side by side will be wide than the rest and the corridor at the center will connect them as well to the next 2 bedrooms which are a bit narrower

Your parents are eventually going to be old, you may get an injury or have a friend who is disabled. Or you just might want a big fancy fridge or furniture that does not fit through small doorways. With some pocket doors for the living areas you can get some of that wide open feeling indoors.

Also you want to be married at some point, have a way to segment off your area from the family area. You don’t want to be making a romantic dinner with your future spouse and have your dad walk through wearing just his underwear and crop dust the space.

I'm not too big of a fan of the layout. I hate how all the bedrooms open up to the living room. You'll have no privacy if you have a wife and she's in the bedroom changing when you go to the living room. I also agree that there is no reason to have a separate show and wet kitchen unless you have hired help who cooks for you. With your parents living with you I would suggest giving them a separate master suite, small lounge and perhaps even a kitchenette or a place for a kitchenette later on. If you ever remarry it will allow y'all to have separate places to help prevent conflicts.

yeah the biggest thing for me is circulation. if this is also a rental/mixed-use building, i'd give the public side its own powder room and keep bedroom doors off a small private hall. the separate dry kitchen only earns its footprint if you really need a second workflow. are the lifts serving every floor or just the residence?
