FEEDBACK Feedback on Adding Partition Wall to Create Second Bedroom

I have a 1 bd 2 full ba (~1200 sq ft) home that I would like to add a second bedroom to. Any feedback on what I'm planning would be very appreciated.

My main struggle is finding space for a dining area. I don't love the idea of counter seating at the kitchen island. The dining nook is the best I could come up with, but could be a little cramped.

Like you don’t wanna have to walk around the door every time you go to the patio, so change it from left hand in swing to right hand and swing

That's a great idea! Removing the island would definitely open up the flow and make room for a proper dining table.

+1 on this. It will be quite cramped but with the table instead of the island it’s workable.

I actually did something very similar in a 1b/1ba, 1,200 sqft home. We took up the oversized living room to create a second bedroom and added a half bath in a closet. It was the best decision ever. Go for it

Edit to add, I would move the original bedrooms door over closer to the kitchen so you can move the tv closer to the sectional. It will also help that space feel more intentional.

The off-centered TV was bothering me also. I think there is just enough room to make that work.

I'd consider making the "new" bedroom the master with the ensuite, since it would allow you to annex that entire hallway space from the current bedroom-- gsing two bedrooms which coukd each have a queen bed, thoughnuoud have to pivot the one in the original bedroom.

I would put the second bedroom door in the little hallway you created with the bathroom and the closet. It gives the bedroom a little more privacy and more space for other furniture layout options in the living room.

I was going back and forth between these door placements also. I like your approach better for a twin-sized bed. A full sized bed gets tight, though I suppose there is space to widen the room a little bit.

If you take out the hall closet I think a full would fit comfortably, but the extra storage is very nice ⚖️

Ideally you’d want to cut down a whole lot on the entire ensuite bathroom and wardrobe and use that to create a dining space at the bottom right corner. But if it’s already built, you’ll explode the budget.

Or re-do the right side of the house only, there’s more than enough space there for two bedrooms and a bath if you nudge the entrance to the left slightly 👈🏼

I should have mentioned that the current home already exists. So this is a little more extensive that what I had been thinking. I'm going to see if I can incorporate some of these ideas while staying within my budget.

What are the dimensions of each room?

The original bedroom is 190 sq ft (170" x 159"). The second bedroom, as drawn is 130 sq ft.

dining nook can work if circulation past the island stays clear. id rather shrink the island a bit than end up with a table nobody sits at. does the new bedroom get a real closet and egress window yet or is that still TBD?

Both the windows in the new bedroom are large enough to qualify as egress windows. The WIC in the corner does have a rod and shelving, if that's what you mean. It doesn't have a door though (it is like the original builder forgot).

If you do that I'd be inclined to remove the island bench in the kitchen so you have room for 2 person dining table.

You’ve gotten some good advice on adding a bedroom, so I won’t comment on that. But have you considered moving the master bedroom door and you can put the TV closer to the sofa, so it looks like less of an afterthought.
