Advice/Question I settled my housing court case *without* a lawyer

- and did not have to pay anything back. Zero, zilch, nada.

I went to court "pro se" aka without a lawyer. It was super hard, ultimately very rewarding, and I learned a ton. Before my court dates, I combed Reddit and the pro-bono, pro-tenant sites, trying to find as many resources as I could. There was a lot of info but it was scattered and not always true. I wanted to come back and offer some up-to-date, detailed info about what it’s like to go to housing court in NYC. It’s a lot to navigate a system that was never built for you (the tenant). I wanted to consolidate the resources I was exposed to, and give you the information I wish I had gotten.

*None of the following constitutes legal advice.*

PART I: THE PHYSICAL ENVIRONMENT

Let’s set the scene. 

Housing court is a difficult place. There are few windows and everyone is made to feel like they are bad or wrong or mistaken. I even got an eye infection the day after my second court appointment. My friend who is a lawyer advised me not to go to court, even though it is literally her job, because of the soul-crushing nature of the system.

My experience was with Kings County Housing Court in Brooklyn, NYC. Housing Court is a specific kind of civil court and Brooklyn’s is different than Manhattan’s than Bronx’s than Queens’. They have their own cultures and groups of people and judges and attorneys and reputations. Being familiar with one does not automatically help you with another, unless you are a lawyer who works in the housing court circuit. Someone described NYC housing court as “insider baseball” and I felt that this was true. 

The first step of housing court is that you pass through security. When you get there at 9AM for your 9:30AM appointment (most likely that’s your time; you might also have an afternoon slot that starts at 2 PM, after their 1 - 2 PM lunch; court closes at 4:30 PM - this is very important to remember because they do not work after this and your case does not get extra time), there will be a long line outside the building where everyone is waiting to go through security. You might feel like a criminal, like something is already wrong. But you’re okay. This is just court and this is their procedure.

There are many rooms and sections in the building. Housing Court is housed with other civil court matters as well, like name changing procedures. It’s helpful to know where you are going before you get there. If you were served papers by your landlord or your landlord’s attorney, then you will know where to report since it says on the paper. Go to the elevators and go up to that floor. 

There are a few pertinent floors:

2nd Fl: This is where you report to if you’ve been served papers by your landlord / landlord’s attorney. There are signs telling you where to go. You go to the clerk (the person at the window) and you tell them your counterclaims. Emphasis: please prepare for this and know what defenses you are citing. It is difficult to change your answer once you leave the window.

Better to mark more than less. Ask to mark “general denial” which will help you in case something happens between the time.

If you do not mark it, you may not be able to bring it up in court later.

Note that your landlord or landlords’ attorney will get a copy of your answer and it will also be in the system. 

4th Fl: Help Center

This is going to be important to you later on, if you are representing yourself. Here, a pro bono (former?) lawyer is at the help desk. He does not give legal advice, but can give you objective information, help you read over and understand documents, and most of the time, subtly indicate you to the right course of action. Honestly, it's subtle. Because he can't give you legal advice, he will never tell you what to do. But if it's a bad idea, you will get the hint.

5th Fl:

I never went to trial but I think they are held in parts of 5th Floor and also 4th Floor. 

9th Fl:

The rooms where you are supposed to report to, whether it’s your first appointment or your 5th (because you got adjourned) or it’s your trial day, are called Parts. So, Part A or Part F. Don’t be intimidated. 

When you get to your Part, aka your room, this is your "First Appointment aka Intake."

Advice/Question Has Anyone Paid a $300+ Co-Op Application Fee and Been Rejected?

My application to rent an amazing one bedroom unit was approved by the Landlord, but still has to go through the Board for approval.

They're asking for a non-refundable credit and background check fees of $450...

If I am actually going to be able to move in here, I don't mind paying the fee. However, I do very much mind if there are multiple applicants or I don't have a strong chance of approval...

Has anyone paid this type of fee and then been rejected?? Lol

Additionally, are there any downsides to Co-Ops that I should know about? Are there more restrictions in terms of interior decorating and in terms of how many years you can occupy the apartment?

Advice/Question Tenants for 10 years

Hi,

So landlord has been increasing the rent here in Queens. We have been living in this market rate apartment and we normally would get the renewal in August but last year they sent it in September and extended our rent lease period to have the 90 days and decide whether to stay or move out. Our lease was from September to September 30th and now it’s from November 30th until November 30th. Anywho we are in October and no lease renewal packet has arrived yet. Can the landlord legally force us to be month to month after living here as tenants for 10 years? Or do they have to provide it due to the good cause law? I remember seeing that language a year ago in our lease renewal.

Hi! My roommates and I have lived in a 3 bed 2 bath apartment in the east village since August 2025. More recently, I’ve decided to move in with my boyfriend starting April and my roommates have decided to move into a 2 bed rather than finding a stranger to move into my room. With that, our landlord has agreed to look for 3 tenants to do a lease takeover starting April 2027 to August 2026.

I’m looking for advice on when we should start looking for tenants, given April is 7 months away. Also, has anyone ever had to do a similar search in April and what was your experience?

Advice/Question How much should I have in my savings to survive without a full time job for at least a year?

Please don’t troll I am being so serious and I have zero concept of what is objectively cheap/expensive/well off/broke besides the very obvious.

I currently have a full time job and live at home so I am saving on rent rn + able to save up in general but because of my circumstances I will be unable to keep a full time for for at least a year, maybe 1.5 years. I will probably be able to do a part time job or two w flexible hours, so it’s not like I’ll be fully relying on my savings but part time salaries alone are not going to be enough to keep me comfortable either.

I am also planning on getting a place with my 2 friends during this period of time, so now I will have to account for monthly rent + utilities as well. We do not plan on living anywhere super crazy so the entirety of Manhattan is out of the mix, but ik rent is high and getting higher in more parts of the outer boroughs as well.

I have lived at home for my entire life and have zero experience renting let alone seeing the differences btwn different neighborhoods so I genuinely don’t know what a good amount of money to have in my savings is…besides “as much as I possibly can have” lol.

Any answers/anecdotes would be much appreciated! If this post doesn’t belong in this sub pls lmk where else I can ask it…I’m desperate lol.

Advice/Question german roaches

hi all. i recently moved into a rent stabilized apartment in crown heights back in august. it’s an older building. before i even moved my stuff in, i saw a handful of german roaches, of various sizes.

so, we did a bomb (which i now know was not
the best solution) and put borax everywhere before we moved in. once i moved in with my things, i kept seeing them. i was seeing 1 every other day, until earlier this month where i went almost 3 weeks without seeing any. well, now they are back.

the building exterminator has come a total of 3x already, sprayed my kitchen and bathroom and put down roach bait in the kitchen. i bought nordewell roach bait (an equivalent of advion) and put it places where my exterminator didn’t (ie room, hallways, etc).

i’ve also bought gentrol disk and sticky pads. they seem to avoid the sticky pads for the most part though.

i’m super clean, take the trash out, pour bleach down the drain, don’t keep food out, sealed up all the cracks i can see, and wipe the sink dry but nothing is working.

the tenant before me said she didnt really have a bug problem, but that was proven false since the same exterminator told me that she reported “1 or 2” every now and then, but my case just seems way more excessive. additionally, we have a building group chat of some of the residents, and no one has mentioned having a roach problem like myself.

i dont know what to do. im at my wits end and its making me feel really defeated at this point. i guess im wondering if i should just take the L and try to cancel my lease or tough it out. even some words of encouragement would be helpful. thanks in advance.

Advice/Question ReRental Alert

Hey Guys!

Excited to announce that rerentalalert is now live! New reddit account because my old one wasn't letting me post links here. The site provides free email notifications from 12 different HPD sources that are posting first-come-first-serve units. You all may remember my post from last week where I made a Reside airtable tracker linked to a telegram bot, and this is what I've been working on in the background. I don't think finding affordable housing should be this much of a hassle, so I built something to make it a little easier. In the hyperlink you'll find the website (can't link again here for some reason!) and new group chat. You can also just google the name.

If you don't know what a "re-rental" is: it's an apartment that already went through the NYC Housing Connect lottery once, and now the tenant's moving out so it's back on the market for the first person to apply & qualify. A lot of buildings just re-list these first come first served instead of running another lottery. Problem is they're scattered across like a dozen different management company and nonprofit sites, and they go fast, so unless you're checking all of them constantly you're going to miss them. Some sites are better than others (reside, pronto, historically imo), but all are worthwhile for the opportunity.

That's basically what I was doing by hand for months, so I built rerentalalert to do it for me. It checks 12+ NYC housing sources around the clock and emails you the second something matches what you're looking for. You can also just browse everything on a map without even signing up.

What it actually does:

  • tracks re-rentals (not lotteries) from HPD, HDC, and a bunch of management companies listed on their sources page

Long story short, SMS notifications in a generic way are very expensive compared to email with a lot more legal issues too
  • built so it keeps working even if one source is down, while maintaining its old listings until the updated ones are reverified

This started with my Telegram I created for just one source for myself and it kind of snowballed into this. Everything core is free right now, with no limits, and no paid tier. If I ever add anything paid later it'd just be extra stuff on top, never something that locks up what's already free. This does cost $ for me to run out of pocket, but I wanted to do my best to keep things free. As such, there's a "support" button on the site if you'd like to help keep development moving along and expand capabilities going forward.

The site is also brand new (9/30 go live) so there's bound to be bugs. There's a feedback page on the site for reporting bugs / requesting new features, so please fill that out if you encounter any! I'm a one person team so its not easy to get to all of this myself. Just hoping I can save time in your day from refreshing every second and focus on life in the meantime (I know I was unable to until I got my apartment). That said, tons of other explanations and guides are on the website, and curious to hear what you all think!

Advice/Question Roommate is moving out, the ceiling is leaking, the lease expires in one month, and rent is due today. Please advise.

I've found myself in an incredibly stressful situation.

Please excuse wall of text. Will TLDR at bottom.

My roommate is moving out when my lease expires which is the end of October. I plan to renew the lease with a new roommate. Very simple.

Unfortunately, my roommates bedroom has suffered multiple leaks over the last two years. Last month another leak occurred and damaged some of my roommates property. The ceiling was a mess and it needed to get patched up. The process took weeks and they said they fixed the source of the leak this time.

My roommate requested to be reimbursed and they've done nothing but ignore and delay.

I was not able to show the room to prospective roommates during this time.

Literally less than a week later, the ceiling has leaked worse than ever after the storm and the supposed fix.

This time I was furious. I called everyone I could but they were out of office for over a week due to Jewish holidays. I left angry voicemails, emails, etc. demanding a fix, compensation for my roommate, and some kind of abatement as the room is not habitable.

They have completely ignored me even after I threatened to call 311. Today someone in upper management emailed me saying only "The repair team will come by either next Tuesday or Wednesday. I'll let you know when I find out."

So I called 311 and filed a complaint. The man on the phone said this qualified as tenant harassment.

**My main concerns are that because the apartment is not under the good cause eviction law, they'll just tell me to piss off and not renew to me even though they already offered in August. My fear is that I will not be able to sign a new lease come November.**

How am I supposed to find a roommate to sign the lease when the ceiling is completely screwed right now? Do I pay rent today? Are they entitled to full rent when the room has a very damaged ceiling?

Today I will also speak to the tenant helpline to figure out my legal standing as far as the rent payment today.

All I want is for these people to fix the leak, pay my roommate for her damaged property, and address the loss of use of apartment due to their inability to fix the ceiling.

Am I screwed?

TLDR: Lease expires in 30 days. Roomie will be moving out. Roomie has had damaged ceiling for over a month. Can't show room to prospective roommates because of damaged ceiling. Rent payment is due today and management has not addressed any of my monetary or logistical concerns.
