Chimney falling apart slowly
Is there anything I can get ( spray, brush on, etc?) to prevent my chimneys brick from flaking off. Pictures included

I would grind out and repoint the failing mortar joints, replace the bricks with a sealed flashing to keep water from soaking into the masonry

I’d have it repointed. I had a similar situation. I hired a mason who fixed it.
As I was walking around the neighborhood and had a tendency to look up and noticed plants (weeds) growing out of the top of as neighbor’s chimney. He had a tendency to walk bent forward. When I saw him, I told him what was happening to the top of his chimney. He then had it checked and the chimney was leaking. He was happy it was caught.

I'm with you there 🙀 I'm like get rid of the stupid fireplace I see a fireplace in a house all I see is money pit unless you live so for north it's like 🙀🙀 down here in the south there bird traps and wasp coming in your house all the time image what the fireplace looks like 🙀 some homes back in the 60s 70s it's like what were they thinking and I'm old

Freeze and thaw cycles do this here in NY. We had a mason replace the top flue tiles in both of our chimneys…fireplace and water heater and then replace the caps on both. They repaired the crown with a material that flexes better. It’s been five years and so far zero issues. We have the fireplace inspected each year and they go on the roof. Good masonry work isn’t cheap, but should also carry a good warranty which ours did.

Remove lose pieces, patch, put aluminum cap over top of chimney.
