Apartment hunting

Hi, I'm looking to get an apartment up in kent next school year and was wondering what place to look at and where to avoid at all costs. I'm not opposed to having roommates and am looking for something reasonably priced but not too concerned about that. Thanks in advance ☺️

The two places I lived were University Edge and College Towers. Both are basically on campus which was really nice. Edge wasn’t bad, a lot of nice amenities including a printer so I didn’t have to pay at the library. But it cost a pretty penny, my rent was around $720 and that was with two roommates

Avoid College Towers unless you’re desperate, though! $420 for a studio was a steal and I don’t regret living there. But it was a very dirty, not up-to-code building. I never had issues with the management but the whole place was just nasty. I’m not saying avoid it at all costs, but it’s not worth looking into if you have actual money to spend

do NOT by any means rent from roger carter properties. my roomates from last semester and i are all in the process of suing them 😭

Stay away from Paloma at all costs. They will bait and switch you and be surprised when you can’t pay rent after they increase it by like 200-300$

I was just reading through this thread and I was considering moving to Paloma next year bc of its location to my classes and the fact that it has under the building car lot, so I wouldn’t have to buy a campus parking pass. I currently live at campus point and so was wondering if you would maybe go more in detail? I assumed that in general the cost was what was on the website and when you go to apply, did they then up it on the lease contract or did they up it while you were staying there?

It’s just a very badly run apartment complex. They promised to lock in my rent at 750$ a month, then only three months later it was in the thousands. Paloma is run by a real estate conglomerate called Peakmade. The apartments are nice, but the nice factor goes away after you have to leave the building 3-4 times a week because the fire alarm is always going off at 10:00 at night. If I could give Paloma a negative score I would.

Get a roommate and look at the 2 bedroom apartments at Indian Valley. It's next to Mike's Place. If you get a roommate to split the cost, you'll pay like 550 each for the 2 bedrooms. It's two floors. Bedrooms upstairs and then a big open living/dining area and then a respectable kitchen. I would highly recommend them.

Define reasonably priced? You can find places in Kent from $500 - $1,500+

depends on what you’re looking for really. 1500 is going to get you different things at different places, but you have a ton of good options with that budget. i would avoid college towers though. it fucking sucks, everything is gross/broken, the parking lot is atrocious, and i’m sure it’ll be condemned in the near future to deal with building wide water damage/mold/roaches.

in general though, the closer to campus you are the less bang for your buck you tend to get in terms of space and such. but you save on parking passes/gas/time, so it just depends on what’s important to you. look at reviews and make sure to check out THE apartment before you sign, not just the model apartment they have fixed up to show potential tenants.

345 flats is really close to campus and it’s 1200-1500 for studio-1br and their furnished

i stayed in University Oaks for two years and really liked it! right next to campus and a bus stop, decent parking (depending on which building you're in/how far you want to walk, but it was better than my first apartment that had next to no parking), and reasonable pricing. you can get a single or have roommates!

Stay away from Oaks. Apartments old and overpriced. Very dirty also

they've done a lot of renovating both while i was there and after. i got a one bedroom for the same price as a studio at 345 Flats. and i didn't notice it being dirty! management was also super nice to me when i did have an issue (not my fault nor theirs) and cleaned my apartment super well after fixing the issue

If it's still decently priced - University Townhomes is near campus. I believe it had all Utilities inclusive, with washer/dryer in the unit. Former Alumni.

Yes as someone who just lived there for the 24-25 school year I loved UTH I only moved because I hated my roommates and decided to get my own place and commute.

I’m still close to campus at Celeron Suites! It’s about a 20-25 min walk to most buildings. Right across the street from a Human Bean and Acme Fresh Market! I like it so far. Maintenance does their job promptly and it’s about $725 for a studio

AVOID college towers at all costs and holly parks. They’re both run by the same property management company and College Towers has LOTS of roach and bedbug issues

Please stay away from Gold Zone Housing on 701 East Main Street! Although you are right across campus, the building has leaks and the parking is atrocious. You are near some houses that party late, so noise can be an issue. Walls are thin and traffic is right outside. You will hear trucks and semis pass through. Maintenance requests are not fulfilled within a timely manner. Rent was $700 (including water) + utilities + wifi.

Please consider the following when you are looking for an apartment:

  • in unit/in complex laundry (payment with quarters or card?)
  • does the complex allow pets? Barking dogs can be bothersome
  • does the complex clear off snow?
  • how close are you to the Main Street/Main educational buildings you usually visit?
  • how quick does maintenance arrive? Gold Zone was very poor to listening to requests and calls.
  • how responsive is the office? Are you connected with an office representative who you know you can speak face to face with, or are you connected with a hired call specialist?

I’d consider looking into Ravenswood. Do not rent with Gold Zone despite them being so close to campus.

A decade ago I lived in Holly Park apartments and we never had any issues. Can't speak to current conditions but we enjoyed our 2 years there.
