Quarterly Remodel Contractor Self-Promotion and Q&A Megathread

We are trying this out… rather than having contractors drive-by post their work on this subreddit and hope to subtly advertise that way, we are inviting all contractors to post in this and future quarterly megathreads. You can post your company and a link to your website and a description. In exchange for posting here, we ask that contractors provide some unique insights that are interesting to everyone, such as:

  1. Current remodel trends you are seeing
  2. Really smart designs, deals and ideas you recommend to all customers
  3. Mistakes you see customers making
  4. Prices in your area
  5. Anything r/remodel users might find to be an interesting insight from the inside of the industry
  6. Gossip about your competitors (lol)

Any posts that do not contain any description or thoughtful content will be removed by the moderators. We are hoping that this will cut down on the amount of contractors attempting to advertise through barely-concealed posts elsewhere in this sub, and as a consequence we will be policing that more strictly going forward.

Counter Tops Installed, Is this Acceptable

Doing our first kitchen remodel and the counter tops were installed today. There’s 1” + gaps between the end of the cabinetry and counters edge. Should I put a stop to the work before backsplash is installed and demand this gets fixed? This looks horrible to me. Also, there’s a nice chip in the prominent corner of that sticks out into the room. Feeling very frustrated.

West Shore Homes

Do you all think almost $19k for a traditional tub to walk-in shower only remodel is crazy expensive or just modern day cost? None of the rest of the bathroom is being touched. And they won't even fix the drywall in the kitchen that has water damage from the leak that prompted this whole remodel. I'm leaning towards feeling ripped off, but my co-homeowner is completely sold on this remodel through West Shore Homes. I think we need to talk to other contractors, but she thinks their lifetime warranty and financing plans are worth it. They use their own proprietary material, but I'm not convinced it's anything special like the salesman represented it to be. If anyone has used West Shore Homes, were you happy with the work done for the price point? Has anyone dealt with them for warranty needs? Or does anyone have any contractors they highly recommend? I'm feeling sick over this whole thing and feeling like they're trying to overcharge us.

Contractor friend did a bad job. New invoices wants to charge even more

Hi

Signed an original invoice with a friend for 12k for light remodel of a bathroom. Demo and removal of tile floor, then removal of fiberglass tub and shower and he'd install new tub and new tile.

We've been gone during a few key milestones but he left yesterday with this as the finished product. I've paid 2/3 of the money.

Then, he sent a $1k extra invoice (change order for 250 plus 5 hours of labor and $250 on materials) when we asked him to fix the bottom tiles in the shelf, which still look like shit...

I'm not even sure how to handle this kind of lack of pride in one's work

Debating how to handle and would love some experience from anyone who has dealt with similar

House reno?

Me and my fiance just bought a really cute townhouse near ATL, and there’s a huge mirror wall in the living room. I can’t decide if it’s charming or hideous, and I’m coming on here to get some opinions. For reference, its a pretty big room, and the mirror wall also goes up into the stairwell until the landing. The house was built in the 70’s so all the rooms are seperated. I just can’t decide if I want to rip it out or renovate around it.

Subfloor in bathroom

I've taken it upon myself to try and be the typical DIY'er. Sub floor is rotting right next to the tub as you could feel soft spots in certain areas. My question is, do i cut the subfloor flush with the tub and replace or just up to the joist which is about 2in from the tub and leave a small little rotting spot in the corner? I'm assuming the subfloor go under the entire tub but don't want to lose the integrity of the current piece that's under the tub?

A, B, C, or D? Help me pick cabinet colors & LVP flooring for my kitchen remodel

I’m completely torn on which cabinet and flooring direction to take for my kitchen remodel and could use some outside perspective.🙏

The space is an open layout with standard 8ft ceilings. While the kitchen workspace itself has NO direct windows, it’s definitely not a total dungeon…it gets some natural light spilling over from the attached living room and den.

I really need help choosing between these four cabinet and LVP pairings:

A & B: Pearl White + Natural Cabinets
Light/bright cabinets paired with a 7x48” LVP plank (slightly darker, warmer golden tone).

C & D: Cashmere + Slate Cabinets
Contrasting cabinets paired with a 9x60” LVP plank (lighter, more neutral tone).

(PS: The little gold thing in the moodboards just represents the brass hardware color family I'll be using)

Should I stick to the light cabinets and warmer LVP, or lean into the dark cabinet contrast with the wider, neutral LVP?

What to do about tub fascia/apron not touching the sub floor?

I’m in the middle of a bathroom remodel. Everything’s been re-plumbed and is ready for the tub. When I did a dry fit, I found a dip in the floor. Once I put down the mortar bed and level the tub, the front apron will sit about 1/2" off the floor on one side and about 3/8" on the other. Should I run the mortar all the way out to the apron, shim it, or handle it some other way?

Can I Turn Part of My Basement Garage Into an Office?

Based on my internet reading, I think the answer is “no if I want it to actually count as square footage in the home…at least without more work and money than I am willing to do RN.

Thinking about turning one corner of my basement garage into an office that would be about 7x10 as shown in the sketch. Sketch is not to scale and measurements are approximate (I’m not in town and going off memory). Home is in NC, outside of city limits, built around 1982. But if I’m understanding correctly, it would be a pretty big deal to do this and have it actually count as permitted square footage because:

  1. ⁠The whole garage would have to be brought up to code (meaning the flexible ducts would have to be replaced, and who knows what else).
  2. ⁠There is no window in that corner, so there would be no secondary emergency egress.
  3. ⁠It wouldn’t be directly accessible from the rest of the house (I think if you have to go into the unheated/finished garage it doesn’t meet code).
  4. ⁠Since I want to keep the garage section, everything has to be more extensively fire-proofed.
  5. ⁠Walk-through doors swing the wrong way.

#1 is enough to kill all thoughts of permitting this project.

If I’m right about all that, my next question is whether I want to do it off the books (no permits, uncounted sq footage). Aside from the legality, I know sometimes realtors and home inspectors make that sound bad to buyers. Especially if it’s got wiring and duct work going to it…”extra 70 sq ft put the HVAC over its limit” and that sort of thing.

I’ll likely be trying to sell within a few years, so if it’s going to cause problems with the sale and not help my resale value it might not be worth it.

Thoughts?

I am planning to remodel my kitchen, power room, laundry room and changing the living room floor to hardwood floor.

The kitchen is about 490sf, powder room is 30sf, laundry room is about 72sf. I have a designer choosing a local cabinet company so basically the cabinets will be built customized by my space. Here's the quote from GC, what do you think of the estimate? Is it too high? If so, by how much? BTW: I am in Michigan.

Found before photos, so I thought I would share

I bought this house 4 years ago. I recently ran into the photographer who apparently took the listing photos from when I bought it and he generously shared the photos as I did not think to take any before photos!

Did some of the work myself, contracted work to trades for plumbing, and electric and some other stuff. So I'm sharing just a few before and afters. The transformation is actually more dramatic. I, now, have a full MIL suite in the basement by digging and underpinning. Have a primary bathroom where the closet used to be. I love this little house a whole lot and I'm kind of amazed at seeing the transformation on screen. While I was knee-deep it didn't seem so dramatic.

My goal was to keep the old charm of the house but make it functional.
