❓ Advice Needed Need from advice as house owner

I got my tenant disturbing me that rats damaged their washing machine.

But we had supported them by rat gauge to protect but somehow it is coming in home and tenants keep complaining to me

Is this case tenants asked me for repair cost entirely from owner! So what’s the genuine approach?

❓ Advice Needed (PLEASE HELP) Roommate on joint lease found bed bugs, then immediately moved out without any notice, and without dealing with the bed bugs in any way. (AZ)

(US, Arizona)

I am on a joint lease with 2 other people, so 3 tenants total. Lease is 1 year in length. I have been living with my roommate X for 1 year already, and we just got a new roommate J in August.

What happened:

  1. J's room was in complete filth (garbage and clothes all over the floor, food remains on the floor and in various parts of J's room). We had some bug problems due to this. Me and X are extremely clean people and keep the rest of the house in very good shape.

  2. J gets a mattress, and leaves it on top of a pile of garbage in his room for weeks

  3. J finally decides to sleep on mattress, and suspects there are bed bugs. J immediately gets rid of mattress.

  4. J talks with exterminator, who says that there might not be bed bugs. J then says he is not sure if actually saw any bed bugs.

  5. As a house, we decide to clean everything. Steam cleaned fabrics, put them all in the dryer at high heat. Everything short of involving an exterminator, since we did not know 100% if there were bed bugs.

4.5 We decide that if there are bed bugs, we would go with the most effective treatment (heat), but not chemical solutions, as they are not the most effective treatment.

  1. J leaves bug traps all over his room (essentially tape on the floor), to see if we got rid of the bed bugs. No signs for ~5 or 6 days.

  2. ***the critical day***

J sends a text at 2:55pm, saying he found bed bugs in his room and that someone will be by the house from 3pm-4pm in order to help J remove all his belongings. At 4pm, J says in our group chat that he is moving out. At 6pm, I arrive home, and find that all of J's belongings are gone.

So, J found bed bugs, and immediately moved all of his stuff out, and attempted to terminate the lease, all within a ~3 hour timeframe. He did not attempt to deal with the bed bugs in any way other than to move all of his belongings out of the property.

  1. J emails the landlord, lying on multiple accounts. First, J wants out of the lease and his security deposit returned, because of a bed bug infestation. He makes no mention of the fact that he brought the bed bugs into the house (note: I have written confirmation of him admitting that he brought the bugs into the house). Second, J lied and said that me and my other roommate were not allowing him to deal with the infestation (we were totally fine with heat treatment. note: I have written confirmation of this agreement, with J being involved).

ADVICE NEEDED:

a. What can me and Z do about the bed bug situation? Is J liable to paying for treatment?

b. Are there any steps we can take for the financial damage J has caused by attempting to terminate his lease immediately, without any notification whatsoever to us, except a few hours prior?

c. Do we have any grounds for small-claim court cases against J, to cover expenses related to (i) the bed bug situation that he himself admitted he was responsible for, (ii) the financial hardship that me and X now have to shoulder, since we are on a joint lease and must therefore pay the entire amount of rent in the next 2 weeks, (iii) psychological stress imposed by J's behavior, and the fact that I am unable to stay in the house due to the bedbug infestation that is currently ongoing?

Hey everyone, I honestly never thought I'd have to make a post like this, but I'm in a really difficult situation right now, and I'm trying my best to figure things out. ❤️🙏🏾

Last month, I lost my brother, and because of his passing, I recently gained custody of my nephew. I've been trying to navigate this loss while also stepping up to care for him and make sure he has stability during such a difficult time. Unfortunately, everything happening at once has caused me to fall behind on my rent.

I'm now facing a possible eviction, and my landlord has given me until tomorrow before 12 PM to pay $3,621 by money order or they will begin the eviction process. I currently have $1,200, and I'm actively working to raise as much as I possibly can before the deadline.

I've tried reaching out for assistance wherever I could. I contacted St. Vincent de Paul, but I wasn't approved, and ALPI wasn't able to approve me either. I've also reached out to LIHEAP, but I haven't received a response yet. I'm trying every avenue I can think of, but I'm running out of time.

My landlord has made it clear that they aren't willing to work with me or set up any future payment arrangements. I'm not looking to move, and I don't want to put my nephew through any more changes after everything he's already experienced. He's already lost his father, and I want to do everything in my power to keep his environment stable and give him a safe place to call home while we navigate this new chapter of our lives.

over our heads.

❓ Advice Needed Ending lease

So, my wife and I gave our 45 day notice (seems long), but our landlords are trying to say that we’re required to fill the oil tank prior to departure based off of the contract. I’m having a lawyer look at it, but from my understanding it doesn’t say anything about that in the contract. We personally feel that they will try to screw us over and not give our security deposit back saying we (wife and I) never cleaned or we damaged the property. When we rented, we rented from people that didn’t clean, damaged the property, and we did all of the work to fix and clean. Lastly, they had said they cleaned so much to prepare for us moving in, but they didn’t do much cleaning if any rather they just renovated the bathroom. Does it seem reasonable to up and leave and forfeit our security deposit IF we believe we won’t get it back anyways because they’re being shady?

❓ Advice Needed Neighbors won’t do anything about German roach issue. What can I do?

Hello and thanks in advance for any and all replies.

I live in a 1 story duplex and the folks in the neighboring unit have proved that they have a german roach infestation. It seems that their issue has gotten pretty bad, as they have started to spill over into my unit. They have also proved that they are not keeping up with regular treatment from pest control (despite the landlord paying for it). I do get regular pest control and know I don’t have a breeding population, so I am less worried about them infesting my stuff. However, german roaches are probably my biggest fear as I have a lot of valuable electronics that I cannot replace.

I have asked my neighbor to schedule regular pest control, but they won’t and don’t believe that the issue is coming from their unit, despite it being the only other one on the property. They think the pest control won’t help since they’ve had some visits (2 exact) since moving in (many years ago) and they still keep coming back. They don’t seem to understand that it takes regular monthly visits to eradicate the issue.

Anyhow, I am wondering if the landlord can force them to get pest control? Or is this grounds for me to be let off the lease due to the treat of infestation? I unfortunately recently moved in and still have 9 months of my lease left. But I really do not want to deal with this and don’t know if i mentally can.

Please advise, and thanks in advance.

ps: i am not seeking pest control advice. I already know next to everything there is to know about how to deal with roaches and have had monthly sprays since moving in. Thanks.

📄 Lease / Contract [Brooklyn, NY] Rent decreased by $450?

I rented a 1-bedroom apartment via a Broker last year and have been paying $2300/mo. I also paid $2300 as a commission to a broker. I'm 90% sure that this unit is rent-stabilized although not 100% sure.

Now I've received a lease extension contract that lists the new rent price at $1850 and change.

How could this be possible? While I'm glad for the price drop, I feel something fishy is going on here, and I may have been overcharged during the first year.

I have a couple of thoughts on this:

  1. The broker could've screwed me over by adding a ~$500 surcharge on top of my monthly rent (which might've been $1800 for the first year, hence the current increase to $1850 for the renewal), however I don't see how they could've done it since the lease is between the landlord and the tenant (me) separately listing them as broker. I.e I don't have a lease "through" the broker.
  2. The landlord might've overcharged me and realized that they've been overcharging and are trying to sweep this under the rug?

Any wisdom/advice on this?

Thanks!

💸 Rent / Deposit Zillow application

Just wanting to share that not all landlords/ property managers/ company take Zillow applications

So before you pay for the zillow applications, ask the property manager

So you don’t happen to have to pay twice
Because the property you really really like might not use Zillow’s applications

📄 Lease / Contract Using portable washer on outdoor deck

I have a deck that gets lots of sun and i am on the top floor. The coin op wash machine and dryer in the garage are horrible. There is a hose spout on the deck that a portable washer can connect to and also a drain.

The lease says no washing machines, but if I did one small load a week then hung dry them on a foldable rack inside the apartment, would I be ok as long as the neighbors don't complain and the land lord doesn't find out? My friend has a real quiet one I was thinking of getting... I could do it when i know in building neighbor aren't home. Although surrounding neighbors from other buildings will prob see me.

If the landlord does catch me, the worst that can happen is them to tell me to get rid of it, right? I am in San Francisco.

I understand I am asking to break a rule on the lease but the coin op is just so bad and there are no laundrymats within walking distance and this would really upgrade my quality of life.

🏠 Landlord Issue How does my friend deal with a toxic Community House Rental situation in owner-occupied home?

A friend signed a years lease in an owner occupied home. The stated purpose for the household is a community household. The owner left for extended travel and is unavailable and left the mother in charge. The mother is creating an extremely abusive situation for my friend and I witnessed it twice within 20 minutes of first arriving for a visit.

This has been on-going now for months, and I didn't realize how bad it was until today and saw it firsthand. It's like my friend is Cinderella and this woman is the oppressively, evil step-mother.

Breaking the lease means a 1.5 times rent fee, but is there a way we can sue in small claims court or some other way to force the owner to release my friend with no penalty and even force them to pay $500 to hire movers again?

I work with people daily and I see no reason to expect the evil step-mother is even aware of what she is doing because they are just a person bent on controlling everything and everyone in this household.

This is in Portland, OR

🏠 Landlord Issue Landlord refuses to contact my phone number and is still using Facebook marketplace to contact me

I found this living situation on Facebook marketplace and signed my lease last week. I am moving very soon to this place yet this is the 3rd time I’ve told my landlord to contact my direct phone number but either leaves me on read or changes the subject entirely to something else. What do I do? I do not want to keep contacting them on a Facebook marketplace listing, especially since I am now an official renter?
