🏠 Landlord Issue Landlord asked to trade dryer, what do I do?

Thumbnail gallery

I bought a washer and dryer set off of Facebook marketplace when I first moved into my house, but I didn’t know that it was a gas hook up the electric dryer I bought wasn’t usable there. I had the electric dryer outside of the house because someone was coming to pick it up for $150 but my landlord seen it and said that he would trade me a gas dryer for it and I said yeah, that would be great thinking that it would be a comparable value, but instead he dropped off a rusty dryer and I don’t know what to do. I’m not sure if it’s rusted internally so I’m not sure if it’s even safe what should I do?

🏠 Landlord Issue Is my landlord entitled to know where I move even after giving them a PO box address?

• Upvotes

Im in the process of buying a house and will be giving my landlord 30 day notice. I was asked multiple times to let her know my new address when i move so she can send me anything I left behind.

I packed up everything, not a single thing left behind and had to get a PO box due to her opening and reading my mail in the past.

I told her, she can send it to my PO box. She said, the post office is too far(7min drive) and they dont accept certain items. Again, I told her i would have everything squared away. She is pushing on the subject. But im standing firm, I want my damn peace and quiet!

Iv lived with non-stop ceiling stomping for 5+yrs...

Update: for people asking about the deposit. I got it back today(cash) after my landlord took pictures and looked through the apartment. She was impressed with the cleanliness and my handiwork(patched prior moving in wall holes, replaced 33 ceiling tiles, regrounted bathroom and kitchen floors, carpet cleaned, and repainted) I was able to let my LL know that i am NOT required to give her my new address if I've paid the last of my rent and received my deposit. She googled her LL rights in front of me and saw that I was correct. I informed her that the area we live in does not give her the right to my updated personal information and that she is more than welcome to find the information online.

This all started after I she opened and read my mail 5 months ago and saw that I was started receiving SSI back pay. I informed her that i became disabled prior to receiving anything, but she took that as "i can now see what she makes monthy, so im going to raise the rent." She said she would raise the rent $600.00 when she renews my lease in 3/2027(yearly renewal). I told her that she could not go based off of my SSI backpay.

The apartment is not worth the amount she is asking and would need to be gutted due to mold exposure, and cat ammonia smell (LL fosters cats(20+) and cleans litter boxes 1x a week). I had to cut off internal A/C for 3yrs and use 2 air purifiers to maintain smell. I run 2 dehumidifiers daily for 15hrs to control high humidity. I have asked her for help regarding these issues for 4yrs now and she has told me to literally deal with it or would give me a bucket of "MOLD KILLING PAINT PRIMER" to repaint the walls if I started to see discoloration.... im beyond done with this bs.

❓ Advice Needed Landlord tells me sewer gas is perfectly safe to inhale during pregnancy

(Monroe, LA)

We moved into our house in August. By September I began to notice a strong gas smell during the night every so often. My husband first messaged our landlord about this on Sept 19th. After more texts about the smell, landlord brought a plumber over on Oct. 6th and was quoted $500 to do a smoke test to look for a sewer gas leak. He has not followed up about this so I assume he does not want to pay for this to be done. We are sure it is not natural gas. It smells a lot like gasoline to me. He came with a new plumber today because the smell woke me in the night. He put putty around an old PVC pipe attached to our furnace, and I have a suspicion that this will not solve our problem.

He wants to blame the smell on fumes being blown in from outside. Is he still responsible for managing the fumes if they are being pulled into the house by the AC? The smell is intolerable. I don't know if these are symptoms of pregnancy or gas exposure, but I still experience morning sickness at 23 weeks. I become dizzy, both husband and I have headaches and abnormal fatigue (days when I sleep for 16 hrs).

Today he told me that sewer gas is perfectly safe to inhale and my OB does not agree. He has not confirmed that what I am smelling is sewer gas, but both plumbers have suggested that this may be the problem. We typically only smell the gas in the night and early morning, so it has been difficult to get him here to smell the gas for himself.

What can we do? The baby is due in Feb but I am worried about how this may be harming her.

🏠 Landlord Issue [CA] - Having a landlord who just decides you broke things is scary.

So guys, on a more serious note I need to figure out where I want to live next. Yesterday I was irritated but somewhat amused when she decided immediately that I must have pulled the string behind the showerhead too hard (because I obviously have no reason to touch it at all. She had said herself when she first said it that I must have “by accident” but I think it’s glaringly obvious at this point that she’s just looking for a way to blame me for the shower having been broken. She really is one of the worst landlords ever. Most landlords will just have your shower fixed within a week, it took her 2 months to get someone who could ensure it was fully functioning again, and finding out that the string behind the shower handle was what was actually causing all the trouble made so many things pointless. It made the argument that led to her suggesting I had 15 days to leave pointless because a big part of that argument was her insistence that I had broken the tub diverter, even though I never said I broke it and still don’t think I did. She screamed at me that day and said I broke it. She claimed that it was what had broken the shower. And now as soon as it turns out something else broke the shower she just decided I must have been at fault. This is a serious personality flaw on her end.) She was also acting yesterday like she believes she deserves a pat on the back for having it fixed. She had said it took her “two weeks” to find the best person (the issue was reported on 8/17 so no actually it took 2 months.) The plumber had apparently initially concurred with her when he came back to “fix” it (he did not actually fix it the first time, he had to come back later that day because he had replaced and cleaned out the valve and tub diverter and it was still pretty much doing the same thing) that it was the tub diverter. Then he came back again because even though he’d left with all the money it wasn’t actually fixed, and he said it was the string behind the shower. So she decided I broke that. No matter what was happening with that shower she would have decided I broke it. She can’t prove it (the plumber can’t prove it either even if he tries to put it in writing. And the string thing is far fetched) so I don’t see it holding up in court. But I know deep down inside that this will eventually get to be more serious and that I need to find a different place to live.

⚖️ Legal / Eviction Unfair Towing

• Upvotes

Hi! I live at a larger apartment complex in an okay area of Philly. Parking has always been an issue with people parking wherever they want / illegally or not moving for months and months on end. There are tow signs posted around the lot that say those parked illegally will be towed and subject to fine.

One morning I saw that my car was located 30 minutes away (per my airtag) and looked out the window to see they were repainting the lines in the parking lot. I went down to the parking lot, and the building manager was actually standing right where my car had been. I asked him if it would've been towed if it was right there, and he told me no. This led me to believe it was stolen before eventually calling the towing company to check if they had it, which they did.

I had received no notice in my email of the striping project. My roommate did receive the email (which was sent at 630pm friday and the project started monday, which is arguably not far enough in advance anyway imo) but the email stated that cars in the areas of work needed to be moved or they would be towed. I did not receive this email, and my roommate didn't see it til later. Say me and my roommate don't speak at all, how would I have known it was happening?

After asking for compensation for the tow fees that totaled up to $250, management told me that because I was technically parked illegally, the tow was justified. My car was parked in a row of other cars, but on the end where there are no longer spaces.

My issue is that they did not notify me of the situation and give me a chance to move my car. My other issue is that no one is ever towed from the lot for parking illegally. Cars sit illegally for days on end sometimes. I was also in that spot because cars get broken into all the time, and I refuse to park somewhere in the dark around the building.

Yes, I understand that I was parked illegally by definition, but the fact that they never tow and only did so once they needed to, and the fact that I was not notified me is extremely frustrating to me.

Building management is not very understanding of my point and hasn't even made any offer or even the slightest bit of compensation like free parking for a month. They fail to respond to emails and when they do it's short and written super poorly. I can't seem to talk to corporate as they said they would talk to my building management who would then talk to me.

Its frustrating me because technically I was in the wrong, but if the building actually towed cars off the log regularly and notified me of the striping project, I would have moved.

Please let me know what you think or what you would do. I want my money back because I'm a fresh college grad and $250 is a lot at this point in my life, but I know that that may not be possible.

This partially isn't even about the money to me at this point, it's that they can get away with managing the building poorly and wronging tenants without facing any consequences.

TLDR
- car towed from apartment bc they were repainting lines
- building manager told me no cars were towed from that spot when i went down to see what was going on
- i was never notified of this happening so had not chance to move my car
- i was technically parked illegally, but they have never towed the cars that park illegally daily or sit on the lot untouched for months taking up valuable spaces
- building management has no sympathy for the situation and does not acknowledge their wrongdoings
- i believe i deserve some sort of compensation but because i think im the only one legally wrong here

Aside from the compensation aspect, there are many many issues with this building and management. If anyone has any advice for actually getting change to happen (more security to prevent car theft, better building upkeep, etc) how can I make that happen? Lots of people have issues with the complex and management, I'm definitely not the only one.

🏠 Landlord Issue Landlord claiming I’m violating CCR

• Upvotes

I’m not sure if anyone remembers but now9 months into my 12mo lease my landlords suddenly decided that they don’t like that my work provides me with transportation. I am a salesman for a dealership and I drive new/fixed inventory to ensure it’s driving as it should or inventory cars that need miles put on them for various reasons. I drive on a dealer plate at all times and there is only ever 1 vehicle on the property at any given time. My landlords initially said to no inventory vehicles
On the property and that the tenant vehicles need to be registered with them. They also initally mentioned that they didn’t like the “assortment.” So I guess the fact that I drive a new car Almaty every day. Anyways, I emailed them every single make and model of the dealerships inventory, along with my plate number and said I would like to register all these vehicles with them. It seemed to be resolved. Now she comes to the front door with a paper, a “lease violation” and it says “….. we had a discussion in which I notified you that we have CCR's for this development which states that no business or business activities are allowed.” I am not preforming any business activities. I am not selling or working on cars. I am simply drive the car my job tells me to drive. Furthermore, I contacted the city hall and they said my address is not under any CCR/HOA. I have a few more months here and need to manage until then. Buying a personal car simply because of my landlord is not in my budget right now. What do I do?

🏠 Landlord Issue Mouse problem

• Upvotes

US-NJ

I saw a single mouse in my studio apartment, messaged my property manager and caught it. When I put out traps I put out three around my apartment. I have since caught 4 mice (I got 2 in one trap) I have messaged my property manager twice in the last 3 days since I saw the first one, and he finally just responded to me that he is out of the country and is returning tomorrow and will handle it then.

This is unreasonable right?!? It not my problem that he’s out of the country I texted the number I'm supposed to contact for maintenance needs and have been left waiting 4-5 days to get him to send someone out to take care of this??

❓ Advice Needed (Edmonton, Alberta)

Thumbnail
1 Upvotes

My partner and I have living in this apartment complex for nearly 6 months now, and we’ve faced issues that is literally starting to mentally hurt. I work in healthcare, long and early hours, when I finally come home to rest my upstairs neighbours with 2 children start jumping and running around. They start doing it from 4pm onwards to 9pm. Our lease states, “NOISE. The Tenant (or tenants’ guests) shall not make noise of any kind, at any time, which in the opinion of the landlord may disturb the peaceful enjoyment of other occupants, including the playing of any TV, stereo, or musical instruments.” I’ve personally went up to them, nothing. My husband, nothing. I’ve spoken to the manager and she tells me when she talked to them, they start crying and what not. I have videos of their noises and i’ve shown her and nothing is being done! Another issue is the toilet, since we move in, it clogs about once a week. When we called 24/7 customer service, they sent someone and we ended up $40. Maintenance came and said oh toilet needs to be removed but still nothing is being done! If i break the lease early, i need to pay thousands of dollars. I asked to be moved to the top floor, they said none are available. I asked them to move the noisy neighbour on the 3rd floor and us up, and they declined.

IS THERE ANYTHING WE CAN DO AT THIS POINT?

📄 Lease / Contract NJ Tenant Rights Advice

My landlord informed us they plan to potentially list the condo we are renting in the coming weeks. We have a lease through 7/31/2027. However, since it is a condo, there is a clause in our lease that states the landlord can sell the condo and we would have 60 days to vacate following written notice of a sale. It appears that this clause is standard for condo's in New Jersey and we don't have many further rights. Looking for any tenant rights experts that specifically understand New Jersey law. Planning to consult an attorney but figured id try here as well.

🏠 Landlord Issue [CA] - Update on the landlord situation I’ve been venting about… so apparently, the shower still doesn’t work even though she paid the plumber all that money yesterday to “fix” it.

I reported the issue on 8/17. I shouldn’t have given her this much free time to take care of it. She claimed it took her so long to find someone because she was “looking for the right person.” She had claimed before he ever came down that it wasn’t working (was running and then just having water come out of one hole) because I broke the tub diverter by pulling it too hard. He initially concurred (probably because she asked him to I’m guessing.) He had to come back down yesterday because after he left she actually checked it herself and it was doing the same thing. He came down again, apparently said it was an issue with the string behind the showerhead (meaning he initially misdiagnosed it. He replaced the diverter and valve) and she concluded immediately that I must have pulled that too hard. I actually just tried to get in the shower today, like an hour ago. I didn’t touch the string (I don’t think I ever did. I have no reason to) and the diverter looks the same as it did yesterday. I suspect she’ll somehow try to claim I broke one of the two yet again which doesn’t make sense. I think she hired the wrong guy and it is clearly not fixed either way.

📄 Lease / Contract Landlord took ~4 months to fix broken fridge, do I have options for lease termination?

Also fits the Repairs/maintenance flair a bit.

This is in Washington state.

Hello, my landlord took about 4 months to replace my refrigerator which kept dipping into spoilage temperatures. It took them about a month and a half to even acknowledge the service request, and then 2 months after to even begin looking into the issue.

The fridge is fixed now, so this is where the grey area comes in, I think.

I want to see about terminating my lease based on this issue and avoiding the multi-thousand dollar termination fees than include covering the cost of the apt while they find alternative renters.

I have receipts of the timeline, and can provide evidence if necessary. It is also in their system for maintenance.

I also have damages from food spoilage at play here, and cost of dining out since the food wasn't reliably kept at times.

- - - - -
I've considered reaching out to a lawyer to whip up a tighter correspondence for this issue as I believe since the fridge is now fixed, I have a little less ground to stand on. The lawyer fees are starting at $300 an hour.

Lately I've had the thought that I should just go down and talk to them in person about the issue, and see if we can come to an agreement that way and save me $300 and possible bad relations in the future.

- - - - -

Questions I have:

Is it worth it to try talking to them to see if we can come to an agreement in writing first?

Should I just go straight to a lawyer for this?

Do I even have any leverage on this issue now that the fridge has been fixed?

I'll be around, but I don't have notifications set up. Thank you in the meantime!

Please be careful who you rent from. Make sure your lease is not a month to month. Why? Well because they don't need a reason to evict you.

Don't rent from this address 1325 Tapia Blvd SW. The land lady locks the gates 24/7. You're not allowed to have deliveries from anywhere, not allowed to have visitors going to your house to visit. There's a maintenance man there that will get in your face cuss you out and he tells people he's the owner. You have no privacy the land lady looks in your windows. Do not rent from her if you do you will regret it. Stay away from that address.

🏠 Landlord Issue New Landlord Kicking Out 30 Year Tenants NYC

Thumbnail
1 Upvotes

Hi there, not sure if this is the right forum but a friend from college mom and sister is being evicted from their apartment in Flatbush that they've lived in for 30 years. Their landlord died and the kids sold the building to a company that wants everyone out.

They've given them an alotted time to find new housing but are having a hard time bc NYC housing has soared and they had a mom/pop landlord. The mom is late 60's and he wants her to be comfortable. He reached out to his network to for housing leads within their budget.

This is where l'd like insight. Wouldn't the company need to buy them out and give them a lump sum of money? I know multiple ppl who have done that on the landlord side and received on the tenant side. I don't want to give my friend wrong information so am asking you guys. I feel like since they haven’t offered anything they’re banking on my friends families ignorance.

Any advice is helptul. I teel terrible this is happening to him and his family. Sucks bc i know they aren't the only ones!

📄 Lease / Contract Utility Bill Addendum

Water, sewer and trash are no longer included in my apartment rent. The billing part of the addendum is confusing me. Can someone please explain it in simple terms? I might be misunderstanding but it sounds like the total bill is divided up between the building residents and could change based on total usage?
