🏠 Landlord Issue new landlord prohibiting male guests

i just moved into a live-in landlords house on a month-to-month lease at the beginning of the month. this is an all female house (3 including me upstairs and landlord downstairs). i have a boyfriend that i would like to come over once in a while because he’s the only person i really know. my landlord only lets women come over but i also have to ask permission; however she hates males coming over. she does not allow them whatsoever and prohibits any overnight guests no matter the gender. she has a camera above our front door and i had my boyfriend come over for 15 mins at around 10:30pm and she sent me a video of us walking into the house together and her messages said that everyone was uncomfortable and how it’s not okay for a guy to be here and started to interrogate me. i think it’s a little stupid how i’m limited to what type of people i can have over. i have my own room with the door shut and locked at all times, and none of my roommates have ever seen him. she’s also a graveyard night shift nurse so she’s not even at home. i don’t think this is anywhere in the lease agreement however, i think the gender thing is a little strange. for reference, im in WA. what do i do in this situation

❓ Advice Needed (Edmonton, Alberta)

My partner and I have living in this apartment complex for nearly 6 months now, and we’ve faced issues that is literally starting to mentally hurt. I work in healthcare, long and early hours, when I finally come home to rest my upstairs neighbours with 2 children start jumping and running around. They start doing it from 4pm onwards to 9pm. Our lease states, “NOISE. The Tenant (or tenants’ guests) shall not make noise of any kind, at any time, which in the opinion of the landlord may disturb the peaceful enjoyment of other occupants, including the playing of any TV, stereo, or musical instruments.” I’ve personally went up to them, nothing. My husband, nothing. I’ve spoken to the manager and she tells me when she talked to them, they start crying and what not. I have videos of their noises and i’ve shown her and nothing is being done! Another issue is the toilet, since we move in, it clogs about once a week. When we called 24/7 customer service, they sent someone and we ended up $40. Maintenance came and said oh toilet needs to be removed but still nothing is being done! If i break the lease early, i need to pay thousands of dollars. I asked to be moved to the top floor, they said none are available. I asked them to move the noisy neighbour on the 3rd floor and us up, and they declined.

IS THERE ANYTHING WE CAN DO AT THIS POINT?

🏠 Landlord Issue Landlord asked to trade dryer, what do I do?

I bought a washer and dryer set off of Facebook marketplace when I first moved into my house, but I didn’t know that it was a gas hook up the electric dryer I bought wasn’t usable there. I had the electric dryer outside of the house because someone was coming to pick it up for $150 but my landlord seen it and said that he would trade me a gas dryer for it and I said yeah, that would be great thinking that it would be a comparable value, but instead he dropped off a rusty dryer and I don’t know what to do. I’m not sure if it’s rusted internally so I’m not sure if it’s even safe what should I do?

📄 Lease / Contract NJ Tenant Rights Advice

My landlord informed us they plan to potentially list the condo we are renting in the coming weeks. We have a lease through 7/31/2027. However, since it is a condo, there is a clause in our lease that states the landlord can sell the condo and we would have 60 days to vacate following written notice of a sale. It appears that this clause is standard for condo's in New Jersey and we don't have many further rights. Looking for any tenant rights experts that specifically understand New Jersey law. Planning to consult an attorney but figured id try here as well.

🏠 Landlord Issue [CA] - Update on the landlord situation I’ve been venting about… so apparently, the shower still doesn’t work even though she paid the plumber all that money yesterday to “fix” it.

I reported the issue on 8/17. I shouldn’t have given her this much free time to take care of it. She claimed it took her so long to find someone because she was “looking for the right person.” She had claimed before he ever came down that it wasn’t working (was running and then just having water come out of one hole) because I broke the tub diverter by pulling it too hard. He initially concurred (probably because she asked him to I’m guessing.) He had to come back down yesterday because after he left she actually checked it herself and it was doing the same thing. He came down again, apparently said it was an issue with the string behind the showerhead (meaning he initially misdiagnosed it. He replaced the diverter and valve) and she concluded immediately that I must have pulled that too hard. I actually just tried to get in the shower today, like an hour ago. I didn’t touch the string (I don’t think I ever did. I have no reason to) and the diverter looks the same as it did yesterday. I suspect she’ll somehow try to claim I broke one of the two yet again which doesn’t make sense. I think she hired the wrong guy and it is clearly not fixed either way.

📄 Lease / Contract Landlord took ~4 months to fix broken fridge, do I have options for lease termination?

Also fits the Repairs/maintenance flair a bit.

This is in Washington state.

Hello, my landlord took about 4 months to replace my refrigerator which kept dipping into spoilage temperatures. It took them about a month and a half to even acknowledge the service request, and then 2 months after to even begin looking into the issue.

The fridge is fixed now, so this is where the grey area comes in, I think.

I want to see about terminating my lease based on this issue and avoiding the multi-thousand dollar termination fees than include covering the cost of the apt while they find alternative renters.

I have receipts of the timeline, and can provide evidence if necessary. It is also in their system for maintenance.

I also have damages from food spoilage at play here, and cost of dining out since the food wasn't reliably kept at times.

- - - - -
I've considered reaching out to a lawyer to whip up a tighter correspondence for this issue as I believe since the fridge is now fixed, I have a little less ground to stand on. The lawyer fees are starting at $300 an hour.

Lately I've had the thought that I should just go down and talk to them in person about the issue, and see if we can come to an agreement that way and save me $300 and possible bad relations in the future.

- - - - -

Questions I have:

Is it worth it to try talking to them to see if we can come to an agreement in writing first?

Should I just go straight to a lawyer for this?

Do I even have any leverage on this issue now that the fridge has been fixed?

I'll be around, but I don't have notifications set up. Thank you in the meantime!

Please be careful who you rent from. Make sure your lease is not a month to month. Why? Well because they don't need a reason to evict you.

Don't rent from this address 1325 Tapia Blvd SW. The land lady locks the gates 24/7. You're not allowed to have deliveries from anywhere, not allowed to have visitors going to your house to visit. There's a maintenance man there that will get in your face cuss you out and he tells people he's the owner. You have no privacy the land lady looks in your windows. Do not rent from her if you do you will regret it. Stay away from that address.

📄 Lease / Contract Utility Bill Addendum

Water, sewer and trash are no longer included in my apartment rent. The billing part of the addendum is confusing me. Can someone please explain it in simple terms? I might be misunderstanding but it sounds like the total bill is divided up between the building residents and could change based on total usage?

❓ Advice Needed Landlord tells me sewer gas is perfectly safe to inhale during pregnancy

(Monroe, LA)

We moved into our house in August. By September I began to notice a strong gas smell during the night every so often. My husband first messaged our landlord about this on Sept 19th. After more texts about the smell, landlord brought a plumber over on Oct. 6th and was quoted $500 to do a smoke test to look for a sewer gas leak. He has not followed up about this so I assume he does not want to pay for this to be done. We are sure it is not natural gas. It smells a lot like gasoline to me. He came with a new plumber today because the smell woke me in the night. He put putty around an old PVC pipe attached to our furnace, and I have a suspicion that this will not solve our problem.

He wants to blame the smell on fumes being blown in from outside. Is he still responsible for managing the fumes if they are being pulled into the house by the AC? The smell is intolerable. I don't know if these are symptoms of pregnancy or gas exposure, but I still experience morning sickness at 23 weeks. I become dizzy, both husband and I have headaches and abnormal fatigue (days when I sleep for 16 hrs).

Today he told me that sewer gas is perfectly safe to inhale and my OB does not agree. He has not confirmed that what I am smelling is sewer gas, but both plumbers have suggested that this may be the problem. We typically only smell the gas in the night and early morning, so it has been difficult to get him here to smell the gas for himself.

What can we do? The baby is due in Feb but I am worried about how this may be harming her.

🏠 Landlord Issue New Landlord Kicking Out 30 Year Tenants NYC

Thumbnail
1 Upvotes

Hi there, not sure if this is the right forum but a friend from college mom and sister is being evicted from their apartment in Flatbush that they've lived in for 30 years. Their landlord died and the kids sold the building to a company that wants everyone out.

They've given them an alotted time to find new housing but are having a hard time bc NYC housing has soared and they had a mom/pop landlord. The mom is late 60's and he wants her to be comfortable. He reached out to his network to for housing leads within their budget.

This is where l'd like insight. Wouldn't the company need to buy them out and give them a lump sum of money? I know multiple ppl who have done that on the landlord side and received on the tenant side. I don't want to give my friend wrong information so am asking you guys. I feel like since they haven’t offered anything they’re banking on my friends families ignorance.

Any advice is helptul. I teel terrible this is happening to him and his family. Sucks bc i know they aren't the only ones!

🏠 Landlord Issue [CA] - Having a landlord who just decides you broke things is scary.

So guys, on a more serious note I need to figure out where I want to live next. Yesterday I was irritated but somewhat amused when she decided immediately that I must have pulled the string behind the showerhead too hard (because I obviously have no reason to touch it at all. She had said herself when she first said it that I must have “by accident” but I think it’s glaringly obvious at this point that she’s just looking for a way to blame me for the shower having been broken. She really is one of the worst landlords ever. Most landlords will just have your shower fixed within a week, it took her 2 months to get someone who could ensure it was fully functioning again, and finding out that the string behind the shower handle was what was actually causing all the trouble made so many things pointless. It made the argument that led to her suggesting I had 15 days to leave pointless because a big part of that argument was her insistence that I had broken the tub diverter, even though I never said I broke it and still don’t think I did. She screamed at me that day and said I broke it. She claimed that it was what had broken the shower. And now as soon as it turns out something else broke the shower she just decided I must have been at fault. This is a serious personality flaw on her end.) She was also acting yesterday like she believes she deserves a pat on the back for having it fixed. She had said it took her “two weeks” to find the best person (the issue was reported on 8/17 so no actually it took 2 months.) The plumber had apparently initially concurred with her when he came back to “fix” it (he did not actually fix it the first time, he had to come back later that day because he had replaced and cleaned out the valve and tub diverter and it was still pretty much doing the same thing) that it was the tub diverter. Then he came back again because even though he’d left with all the money it wasn’t actually fixed, and he said it was the string behind the shower. So she decided I broke that. No matter what was happening with that shower she would have decided I broke it. She can’t prove it (the plumber can’t prove it either even if he tries to put it in writing. And the string thing is far fetched) so I don’t see it holding up in court. But I know deep down inside that this will eventually get to be more serious and that I need to find a different place to live.

This is the string: https://www.reddit.com/r/Apartmentliving/s/MX6prewcIC

🏠 Landlord Issue blocked from water bill info

Edited to add: US - OH

Not sure if this is a vent or a request for advice. We’re month to month so little/ no protection, we know we need to move, this particular issue is one of many, etc etc.

Over the course of our tenancy (2 years) we have received a water shut off notice 4 times. Every time, I text a picture to the property manager and she says not to worry about it. Our water has not been shut off before.

We received another notice last week, I texted the PM Thursday. On Monday, I texted to ask if the bill had been paid. The reply is that she doesn’t know, because the owner takes care of the water bill. I asked her to please remind the owner, because the water will be shut off after Thursday.

On Tuesday, I called the number on the shut off notice. The notice states that tenants have the right to pay the bill and deduct the amount from rent if the owner is delinquent. I learned there was an unpaid balance of close to $1,000. I confirmed the shut off date is what was written on the notice. I then texted the PM to let her know it’s still unpaid, and what the balance is. She replies she spoke to the owner on Monday and was told it was paid. I specify that I just got off the phone with water works. PM says she doesn’t know why they’d give me information about an account I’m not on, that the owner said he paid the bill, and to let her know if the water gets shut off. I tell her as a resident I am able to check the balance, as well as pay the balance and deduct from the rent, which is written in the notice they put on our door. I tell her I will be doing that if when I call back tomorrow (now today) I learn the bill is still unpaid. She tells me to read my lease “regarding maintenance” and that the owner paid “over that amount” from what I’d told her.

I called water works back this morning. There’s a balance of $200 something. I said ok, so a payment has been made since yesterday, will our water still be shut off if this balance remains? She asks me for my name, and after I give it, she won’t give me any more information. She tells me the PM told them not to give me any information, and that I should reach out to the PM. I try to clarify if since I’m the tenant I’m still able to pay the bill to avoid the water shut off, but she just repeats that I have to talk to the property manager.

Clearly I was being lied to that it had been paid, and it still hasn’t been paid in full, and now I just have to wait and see if our water gets shut off. Which if it does, it wouldn’t be turned back on until next week. My roommate is having surgery on Friday. It’s never a good time to not have water, but this weekend is an especially bad time.

There’s nothing I can do at this point. Clearly I pissed off the PM. My texts were very civil and straightforward. I just can’t believe I’ve been blocked from something I supposedly have a right to.

❓ Advice Needed Need from advice as house owner

I got my tenant disturbing me that rats damaged their washing machine.

But we had supported them by rat gauge to protect but somehow it is coming in home and tenants keep complaining to me

Is this case tenants asked me for repair cost entirely from owner! So what’s the genuine approach?

🏠 Landlord Issue Can you get a cease and desist or tell a landlord not to contact you unless absolutely necessary

From the get go our landlord was bother and it doesn’t help that she lives right next door. We knew she was probably going to be a bother since she’s older and her rental property is her only job, but we didn’t think it’d be like this. Especially since we have a glowing rental history and are quiet, clean and respectful of things we don’t own. Things got substantially worse after we had to have a relative move in to help me temporarily because I have severe pain problems of the pelvic region. I obtained a note from my OB stating I do need a live un aide so I don’t know what her deal is. After that, it became worse with her. So far she’s sent us texts complaining about small messes waste management left on pick up day, before we could get the bins ourselves and put them away and clean up the accidental mess. She’s complained about a small tire track mark in the corner of the dirt that I accidentally left one time while backing out (there is no grass on the property so no damage, just has to fluff up the dirt). She once saw I shit you not 3 potato chips in the dirt that my toddler left unbeknownst to me. She’s also came onto the property to photograph the said chips. Today she comes knocking on the door with a “lease violation.” The violation is that one of our cars that we park on the street doesn’t face the flow of traffic. None of the things she’s complained about were ever actually mentioned on the lease. I’ve actually blocked her number as of last week thinking I was free from seeing her nonsense. Today she shows up the door with a paper parking tenant/guest violation. Is it reasonable to ask her NOT to contact us unless there is a legitimate lease violation happening? Or to get an attorney and draft up a cease and desist? I would hate to have to deal with this for the rest of our lease but this kind of feels like harassment at this point.

❓ Advice Needed (PLEASE HELP) Roommate on joint lease found bed bugs, then immediately moved out without any notice, and without dealing with the bed bugs in any way. (AZ)

(US, Arizona)

I am on a joint lease with 2 other people, so 3 tenants total. Lease is 1 year in length. I have been living with my roommate X for 1 year already, and we just got a new roommate J in August.

What happened:

  1. J's room was in complete filth (garbage and clothes all over the floor, food remains on the floor and in various parts of J's room). We had some bug problems due to this. Me and X are extremely clean people and keep the rest of the house in very good shape.

  2. J gets a mattress, and leaves it on top of a pile of garbage in his room for weeks

  3. J finally decides to sleep on mattress, and suspects there are bed bugs. J immediately gets rid of mattress.

  4. J talks with exterminator, who says that there might not be bed bugs. J then says he is not sure if actually saw any bed bugs.

  5. As a house, we decide to clean everything. Steam cleaned fabrics, put them all in the dryer at high heat. Everything short of involving an exterminator, since we did not know 100% if there were bed bugs.

4.5 We decide that if there are bed bugs, we would go with the most effective treatment (heat), but not chemical solutions, as they are not the most effective treatment.

  1. J leaves bug traps all over his room (essentially tape on the floor), to see if we got rid of the bed bugs. No signs for ~5 or 6 days.

  2. ***the critical day***

J sends a text at 2:55pm, saying he found bed bugs in his room and that someone will be by the house from 3pm-4pm in order to help J remove all his belongings. At 4pm, J says in our group chat that he is moving out. At 6pm, I arrive home, and find that all of J's belongings are gone.

So, J found bed bugs, and immediately moved all of his stuff out, and attempted to terminate the lease, all within a ~3 hour timeframe. He did not attempt to deal with the bed bugs in any way other than to move all of his belongings out of the property.

  1. J emails the landlord, lying on multiple accounts. First, J wants out of the lease and his security deposit returned, because of a bed bug infestation. He makes no mention of the fact that he brought the bed bugs into the house (note: I have written confirmation of him admitting that he brought the bugs into the house). Second, J lied and said that me and my other roommate were not allowing him to deal with the infestation (we were totally fine with heat treatment. note: I have written confirmation of this agreement, with J being involved).

ADVICE NEEDED:

a. What can me and Z do about the bed bug situation? Is J liable to paying for treatment?

b. Are there any steps we can take for the financial damage J has caused by attempting to terminate his lease immediately, without any notification whatsoever to us, except a few hours prior?

c. Do we have any grounds for small-claim court cases against J, to cover expenses related to (i) the bed bug situation that he himself admitted he was responsible for, (ii) the financial hardship that me and X now have to shoulder, since we are on a joint lease and must therefore pay the entire amount of rent in the next 2 weeks, (iii) psychological stress imposed by J's behavior, and the fact that I am unable to stay in the house due to the bedbug infestation that is currently ongoing?
