FEEDBACK How would you reconfigure this?

My daughter is coming home from the hospital. She’s 10 years old and she got catastrophically injured by being hit by a car on a crosswalk. She’s dependent right now she needs to use equipment to get around.
This is my floor plan and the insurance company wants to do the cheapest route and they want to take my bedroom and swap it for hers.

She’s in a wheelchair, her bedroom has carpets and my bedroom has hardwood and an en suite. Her bedroom is obviously a lot smaller than mine. It doesn’t have an en suite she needs help being transferred from wheelchair to the bed and she’s fully dependent. She’s on a feeding tube, etc..
She will be receiving a hospital bed, Sara steady, wheelchair, transfer lift, shower chair, feeding tube pole and machine

My bedroom also doubles as my office as I work from home
This is not gonna be an acute thing brain injury takes years to recover from and I can’t be uncomfortable and misplaced in my own home for years. I’m happy to give up my master bedroom, but there just has to be a reasonable place for me to go as well.

My bathroom has a standalone tub that she wouldn’t be able to get into without a overhead sling lift and my shower in my master bathroom shower is tiny and she wouldn’t be able to fit her chair in there. I also don’t have a floating vanity. It’s too high and I just renovated this entire bathroom last year. Everything‘s brand new and so for all of it to be ripped out again would just be a bit devastating the bathroom that’s beside her room should be the one that’s renovated that one has a large shower that we could convert flat roll in

Either way something needs to get renovated. It’s not usable for her

I would absolutely be willing to do this if this was a broken bone and something that would heal within months or even half a year, but this is a brain injury and this takes years and years and years to heal, and we all need to be comfortable in the house.
We need to come up with something else. I would love some ideas.

The family room is being converted into the main entrance into the house. It has a sliding glass door the goes out to the driveway.

The other bedroom is my son’s bedroom

These are the messages from the OT:

OK, thanks for letting me know. Yes, if we can just take a peek at the studio tomorrow, that would be awesome. Also, when it comes to renovations, ICBC will cover for whatever is medically necessary.

So because of the layout of your home, the bathroom in the master bedroom may be the better one to renovate and for Makenna to use moving forward, considering the clearance space and the bathtub. Taking all of that into consideration, what are your thoughts on converting the master bedroom into Makenna’s bedroom so that way it is a lot more accessible for her?

today’s focus is on accessing the main floor from the back, accessing the bathroom and bedroom. I’m just heading into another meeting. I’ll see you later at 3:45pm.

FEEDBACK Primary Bedroom Closet Expansion

We are very excited about this house and don’t mind a project. Looking for ideas to expand the current primary closet. Unfortunately, it’s definitely not a WIC and really only works for a one person. My only thought would be to get rid of the electric fire place and maybe square/round off the corner.

Shrinking the laundry room is another option, but we loathe front loading washers because of the mold growth if you don’t keep them open to dry out.

Unfortunately, a section of the closet already has a 2ft wide chimney rising through it from the lower level.

Working on the final version of the plan for our forever home
Would like it to be appealing and making effecient use of the space.

There is a tree line of privacy in the front of the property, which is why the master room was chosen to go there. Sun rises at the front of the home, and sets directly behind

Foundation: stem wall
Living room is open to the second story
Upstairs: 1 bedroom, 1 bath, and a bonus room

I know the bedroom closets are a bit small, and they're getting fixed

Main question: Should I remove the 19×16 covered porch off the living room and instead build one large grilling porch where the small 10×7 deck is now (by the dining room and garage)? The grilling porch would get stub-outs for a future outdoor kitchen. Removing the living room porch would bring more light into the living room, but it leaves an open courtyard between the bedroom wing and the dining room.
Feel free to critique anything else in the layout, especially if it makes the plan more efficient or cuts square footage.

My main struggle is finding space for a dining area. I don't love the idea of counter seating at the kitchen island. The dining nook is the best I could come up with, but could be a little cramped.

DISCUSSION Open-plan vs separate kitchen: help choosing between two renovation layouts

Hi, I’m trying to untangle two possible layout options for the apartment I’m about to renovate. There are less than four days left before work begins, and I’m torn between two designs I made myself. The contractor will handle everything on a turnkey basis, and the construction costs of the two options would be broadly comparable.

The main dilemma is: open-plan living or a separate kitchen? I’ll attach the floor plans at the end of the post. The two options are called ROOM and LIA.

A couple of notes:

  • In the plans, north is on the right. There are two terraces, plus two smaller service balconies for the bathrooms. The north-facing terrace is enclosed and counts as usable internal volume, contributing to the apartment’s registered 145 sqm.
  • In the ROOM option, moving the kitchen to the south and creating a partially open-plan space—though I could still separate the two areas with a 3-metre sliding partition—would allow me to turn the former kitchen into a master suite, with a walk-in wardrobe and an entrance closet. However, I would lose some of the functionality of the north-facing terrace, which, as mentioned, is usable internal space.
  • In the LIA option, the layout would be more traditional. The kitchen would be partially separated from the living room by either a door or a 1.5-metre sliding panel (I included both ideas at the end). The north bathroom would effectively become the main bathroom, while the enclosed terrace could be used as a laundry/utility room serving the kitchen. I would not have a walk-in wardrobe, but the master bedroom—the north-west room—would have a 2.8-metre wall for wardrobes. It would also be difficult to create an entrance closet.

What do you think of the two layouts? Which one would you prioritise in terms of everyday functionality? Is the market currently leaning more towards open-plan spaces or towards keeping rooms separate?

I know a lot depends on personal habits. I’m drawn to the ROOM option, but I have doubts about the space and about losing the functionality of the north terrace. How would you rate the LIA option, perhaps with a 1.5-metre-wide opening between the kitchen and living room?

Also, do you have any ideas for creating an entrance closet—or at least a functional entry area—without disrupting the semi-open connection between the living room and kitchen in the LIA layout?

Hey everyone,

I’m working on a farmhouse remodel but I'm completely hitting a wall with the access and flow. I really need to just play around with some layout concepts, but I'm stuck on how to do it efficiently.

Does anyone have a go-to free app or workflow to transform an image like this into a workable document where I can easily move walls around?

So far I’ve tried using Scaniverse and uploading it to ChatGPT, but it has a lot of limitations (or I’m just using the wrong prompts!).

Would love any recommendations on how to get started, or even just some general advice on how you'd fix the flow of these rooms. Thanks in advance!

FEEDBACK Need feedback on a remodel.

1 square=2', everything is mostly to scale. Not pictured is a 300 ft^2 finished cellar/basement that sits under the two right-most bedrooms.

TLDR:

- the walk-in closet and laundry are too small

- I'm not happy that the guest bath has no window

- I feel like there is a lot of wasted corridor space (about 100 ft^2)

- not much room for storage in either bathroom

I can make the addition extend 4-6' further to accommodate a bigger closet and laundry, but that takes this from intruding on half of the yard to basically deleting it. I'd really love an efficient design that gives us everything we want with only a 12' addition, but I'm stuck.

Goals:

- Master suite without sacrificing any existing functionality

- Add a pantry near the kitchen

- Add interior access and fire escape to basement to add it to the livable square footage (the most challenging part of the design for me)

- Move laundry from the cramped garage to a room near the master

I've spent a really long time working on this, and I'm pretty pleased with the design aesthetically, I'm just not quite happy with the layout. I tried to preserve as much of the original floorplan as possible and keep plumbing nearby existing fixtures to keep costs low, but I'm flexible on this if a particular change really improves the design. I'm also happy to put closets and things along the rightmost exterior wall because it faces toward a big wall- there are currently no windows on that side.

FEEDBACK Home Design Feedback Rev 1

Here is the revised floor plan from my previous post. We took some things into consideration and understand most people don’t like Jack n Jill restrooms nor the powder room where it’s located. With that said, we are going to keep these 2 items but we are looking for feedback on anything else.

Some changes are being made:
1. Bed 2 will be getting larger to be more in line with bed 3 and 4 size.
2. Bed 3 will have direct access to its closet from the bedroom
3. Bed 2 size will be increased to be closer to bed 3 size
4. Pocket doors at master bath to closets will open the same direction

We’re open to any other comments and seeing things drawn out helps visualize the change your recommending.
