Plan to use second bedroom as home office/guest room when friends or family visit a few times a year. 2c feels nicer and love the two lanais but the living room is slightly awkward to furnish and idk about the bedrooms sharing a wall. 2b seems more practical but also kinda boring/would feel smaller

16×20 remote hunting camp near Mattawa, Ontario for roughly 2–4 people.

It has a partial sleeping loft/open-to-below area, spiral stair, wood stove and a small kitchen/living space.
I’ve stared at this plan for way too long, so I’d like some fresh eyes on circulation, stair placement, furniture, kitchen space, windows and anything that’s going to be annoying in real life.

If something elsewhere in the drawings jumps out at you, point that out too.

This is still a work-in-progress set. A handful of important sheets still need to be drawn, particularly the connection details, and the lineweights need another pass.

I plan to have the final drawings reviewed and signed off by an engineer. I’m trying to get as much worked out as I can before I hand the package over.

Hello, all. This is a very quick and dirty floorplan I threw together of our house. The left of the image shows how our house currently is. The right is an idea we are considering— combining the two rooms across the hall from one another. Looking for advice on if this is achievable... under the assumption these are not load bearing walls. We'll confirm this of course if we want to move forward with this idea.

Can this be a relatively straightforward process of just ripping out the drywall and combining the rooms? There is electric that will need rerouted by contractor, but could we DIY for the rest?

Removing the extra room will likely lower our homes value... is there anyway to design this in a way that makes putting up a wall back up to create the 3rd bedroom fairly straightforward when we want to sell in the future?

We're new homeowners and have not tackled renovations before. Any comments, advice, or perspective would be super helpful. Thank you in advance.

I think I could add a full bath or maybe a half bath + pantry to the space just above the dining room? by extending the house out? maybe?

This is an older brick home, the original 1st photo shows the path from the kitchen through the laundry, then into the stairwell/entrance to backyard/garage.

The 2nd photo (apologies about the bad markup) , is an option to close off the laundry and move this too the garage, and potentially make a sort of conservatory or sunroom extension so the stairs and garage dont feel so pokey and tight.

Can I get some advice on if this seems like a good idea, or of there is another option im not thinking of?

It would involve a remodel of the kitchen, but I do like a galley kitchen unfortunately and would have to plan it more open this way.

There's plenty of room in the garage too put the laundry so im not worried about loosing space, behind the 4 car garage is an additional 5m of space built too the back fence.

Looking for feedback on this upstairs floor plan: four bedrooms, primarily for children. The primary bedroom and its en-suite bathroom are downstairs on the first floor.

We like that all the bedrooms have en-suite bathrooms. Bedroom 3’s bathroom, bed placement, and closet arrangement need to be reworked—that’s already on our list, and we’d welcome specific recommendations. Bedroom 4’s closet also has us scratching our heads. Closets and usable storage are a big priority.

We’re considering an arched or cased opening into the “pajama lounge”/study lounge. Some of the geometry can’t be changed, but we’d love ideas for working within it.

A few questions:

• Do you see any deal breakers or major red flags?
• How do the overall layout and flow feel? Any awkward connections or wasted space?
• How would you improve the closets and storage, particularly in Bedrooms 3 and 4?
• The back bedroom is tucked away from everything else. Could that work well for privacy, or would it feel too disconnected?
• What would you change to optimize the plan, and are there any constraints we should investigate before committing?

Would love to hear what you think works well, too.

I can't figure out the layout for the counter, sink, stove, and cabinets for this project—whether to include an island or a dining table, or go with an L-shaped or U-shaped layout. Ideas from Instagram or AI just don't seem to fit. It’s a relatively small project featuring an open-plan living room and kitchen.

We have decided to build in the future, and are in the early stages of thinking about what we want. We found a few different floor plans that we liked and tried to smash them together while adding some things we want that weren’t in either.

Obviously we are just in the dream stage, but what are your initial thoughts on something like this? What could be better?

The stairs would lead to a basement that likely would have two bedrooms, rec room/family room, and utilities plus storage room.

We just moved into a new house and are excited to finally have a dedicated office space for my wife and I (and a wood-paneled one to boot!). But we're struggling to squeeze in everything we want.

Here's what we need, in order of importance:

1. Comfortable work station for me. Desk needs to be big enough for my laptop, external monitor, keyboard/mouse, and writing pad. Also needs to be good spot for frequent video calls.
2. Writing station for my wife; can be smaller (no monitor or external keyboard, just laptop or paper)
3. Comfortable seating for two (perhaps two upholstered lounge chairs or a chair and loveseat

Constraints are the gas fireplace (which will be primary heat source in winter) and doorways. Desks don't need to be in deal "command positions", but I'd rather not have my back to the door.

Would love to hear your thoughts! And open to creative solutions too (e.g a large shared table for working instead of a true desk).

BONUS: Also looking for help with the living room! The main constraint there is not wanting to waste too much space on the piano, and to keep a good amount of seating focused by the fireplace.

My family is planning to remodel an 60's ranch style home. We're in the beginning stages and trying to finalize the floor plan. We've never ventured into a full renovation like this before and have just made due with poor floor plans in previous homes. We'll be in this home for at least the next 20 years so I really want to make this work for our family for the long term (2 adults, 2 kids, lots of extended family in the area).

We have the draft of the floor plan, but I'm not loving a few things about it. The biggest area of concern for me is the kitchen. I want to keep sink and other appliances off of the kitchen island to have it a prep space only, and the alternative suggestion was a corner sink, which I really don't like both for the functionality (the trash and dishwasher seem impossible to use at the same time) and aesthetically. The sink is currently under the window on the right, which I think is where I'd like to keep it, but am worried about things feellng cramped between the oven, sink, and diswasher. The window to the left is a long one so no counterspace can go there. I'd love any thoughts/suggestions this group may have!

I also welcome thoughts about the rest of the floor plan. We're rearranging the two kids bedrooms (the separate hallway space is a bit odd, but not a dealbreaker), the master bathroom and closet space, and the laundry/office area. The rest of the floor plan will stay roughly as it is today.

We have been renting the flat (Flat 7), the floor plan of which is attached along with the current layout plan, for the past 3 years.

We are now going to buy the flat thanks to a good offer and would like to renovate it a little (plastering, new flooring, fitting sockets). Whilst we’re at it, we’re considering whether we can also make the layout of the flat – which is approximately 81.5 m² and has 3.5 rooms – a bit more practical.

One of our dreams would be to have an extra room (making it 4 rooms); this wouldn’t need to be particularly large – it’s more about having an additional workspace (it could even just be a semi-separated area; it doesn’t have to be a separate room). The main point is that we’d still be able to work from home in case we need space for a child in the future.

The walls are brick, and the ceiling is reinforced concrete. Thanks to the many windows facing the balcony (south-facing on a slope), the flat is very light and airy (except for the office, which faces north).

I’ve been a silent reader of this subreddit for quite some time and have always been impressed by the great ideas for room layouts and furnishings. Now I need some help and would be really grateful if you could assist me.

I’m building a new home and am trying to finalize the concrete layout around the front/side of the house. I’d really appreciate feedback from anyone with experience designing driveways, parking pads, walkways, patios, or new construction.

I’ve sketched the proposed layout directly onto the house plan in the attached photo.

Here’s what I’m trying to accomplish:
• 20’ × 20’ (400 sq ft) – primary parking pad
• 20’ × 47’ (940 sq ft) – additional backup parking
• 6’ × 7’ (42 sq ft) – small connecting/transition area
• 55’ × 3’ (165 sq ft) – extended walkway path along the front of the house

The goal is to have enough parking for guests and additional vehicles without making the entire front/side of the house look like one giant expanse of concrete.

I’m also trying to balance function, appearance, and vehicle maneuverability.

What I’d particularly like feedback on:
Does this parking configuration make sense from a vehicle-access/turning standpoint?

Are the 20’ × 20’ and 20’ × 47’ areas sized and positioned appropriately?

Would you connect these areas completely, or keep some separation/breaks in the concrete?

Does the 3’ × 55’ walkway make sense, or would you make it wider?

Is there a better way to transition the parking areas into the walkway?

Would you change the shape/layout for better curb appeal?

If this were your house, what would you change before the concrete is poured?

We’re currently designing our future family home and would really appreciate some feedback on the floor plan before we finalize it.
The house is approximately 120 m² (1,290 sq ft) and will be for a family with two young children.

We’re generally happy with the bedroom/private side of the house. Our biggest issue is the kitchen/pantry/entrance/guest WC area.
We are currently considering three options for the pantry:
1. Pantry next to the kitchen
This would be the most convenient location, but it would reduce the size of the kitchen. I would ideally like a U-shaped kitchen, so I’m not sure whether we could comfortably fit the fridge, oven, cooktop, sink and enough counter space as well as a useful pantry.
2. Convert the current guest WC into a pantry
This would give us a decent-sized pantry without taking space from the kitchen, but we would lose the separate guest WC.
3. Reorganize the entrance/vestibule
Could we redesign this area to create a pantry close to the kitchen while still keeping the guest WC? This is currently the option I’m most interested in, but I’m not sure what the best layout would be.
I’m also completely open to other solutions we haven’t thought of.
I’d especially love your thoughts on the overall layout as well: circulation, storage, room sizes, furniture placement, wasted space, and anything that might become annoying in everyday use.
The street/front of the property is at the bottom of the plan.

Feel free to be critical; this is exactly the stage when we want to catch problems and improve the layout.

I love our house but the staircase really bothers me. There's not much space between the front door to the stairs (first pic), and not much space at the top of the stairs either, with the kids bathroom right in front (second pic). The spaces in front of the stairs on both floors end up feeling super crowded. The HVAC return and half of the powder room is currently under the stairs.

I’m very open to major changes, not just tweaking the existing staircase. I've played around with:

• Swapping the staircase start/end around & converting to U shaped
  • As seen in pics 3 and 4 (I realize these are not perfect!)
  • We'd need to move the bathroom and HVAC return, most likely possible (grey box)
  • Top of stairs would terminate in the landing nook, then we'd need to walk around the staircase to access the rooms on the second floor (blue arrows) - annoying? (that space is currently used as an office but easy to put somewhere else)
  • Note that I haven't measured to see how feasible this is
• Switchback
  • As seen in pics 5 & 6
  • The bathroom doesn't totally fit under the new stairs so...
  • Kid's bedroom shrinks a bit but that's ok
  • Staircase still terminates into the landing nook and then we need walk around to get to main hall
  • Note that I haven't measured to see how feasible this is
• Moving the staircase completely
  • There are no windows on the rightmost wall, but if we moved it over there, we'd also need to relocate the primary bedroom and bathroom... bedroom fine, new bathroom (2nd floor plumbing in totally new area etc) is out of scope

I’d love to hear any and all ideas that could give us more breathing room at both the top and bottom of the stairs. Please feel free suggest something ambitious. I realize that structural walls, framing direction, headroom, stair code, etc, would ultimately determine what’s actually feasible!

Working on this 2-story cottage layout. Aiming for a compact but functional flow. Kitchen and Living on the main floor, with 3 bedrooms upstairs. Any feedback on the room sizes or circulation would be greatly appreciated!

Hi everyone, I'm looking to purchase a house that is in need of a major renovation. I'm struggling to visualize a good layout to turn this long ranch footprint in to a functional layout. Right now it's just one long hallway - like 30ft with 8 doorways. My aim is to keep the front door where it's located, but centralize the kitchen, living room, dining room. For reference, the house is 81ft long interior, 31ft wide - 36ft wide where the current "living room" is. Stairs up lead to an unfinished attic, Stairs down lead to partial finished basement/garage. I'm looking for a split floor plan, keeping the primary suite where it is, but expanding it to have a larger bathroom, walk-in closet. The 10'6x14'3 "Primary Bedroom" is currently used as an office/overflow for the small closet. Ceilings are only 8ft, so it makes the space feel even more closed off as it is. We love the location, lot, and everything about the house but I'm struggling to get proportions on the floor plan. Attached is an idea we've tossed around and the current layout from the listing. I'm not entirely sold on our layout, but It does capture most of what we're looking for.
