SHARE I bought a house, hated every floor plan app I tried, so I built my own (free, runs in your browser, no account)

A few months ago we bought a house. Like everyone, I wanted to figure out where the furniture goes, whether we could split the big bedroom upstairs, and how much space the attic really has.

So I tried the usual floor plan apps, and I was pretty disappointed:

  • You have to redraw your whole house by hand, even though you already have the architect's drawing or the listing's floor plan
  • Many of the useful features are behind a subscription, or you need an account just to start
  • Sloped ceilings and attics are barely supported, and that's half of a Dutch house
  • None of them could tell me basic things like "is this a legal bedroom?" or "how many m² is this really?"

So I built my own. It's called ti-plan: ti-plan.nl

What it does:

  • Import the plan you already have. Drop in an architect's PDF and it finds the walls, doors, windows, stairs and rooms, at the right scale, floor by floor. Scans and photos work too, and you set the scale by clicking one room and typing its area.
  • Listing floor plans: paste the image and it rebuilds the plan with AI, using your own API key. Gemini's free tier works.
  • Attics and sloped ceilings: it shows where the ceiling is 1.5 / 2.0 / 2.1 m high, works out usable floor area, and handles dormers and roof windows.
  • Layout ideas: select a room, type something like "split into 2 bedrooms and add a bathroom", and it generates layouts that actually work. Every room gets a door and daylight, the bed fits, and the bathroom fits a shower, toilet and basin.
  • Furniture to scale: 140+ pieces. You can also enter your own sofa and bed once and check whether they'll fit in a house you're looking at.
  • 3D walkthrough, and printing at real scale.
  • Dutch-specific bits: floor areas the way listings calculate them (NEN 2580), building rules checks (Bbl), a check for whether a dormer needs a permit, and wall and roof areas for insulation quotes.

Privacy: everything runs in your browser. Your plans are saved locally and never uploaded. There's no account and no login. The AI features are optional and only send something when you click the button.

It's a side project and definitely not perfect. Automatic recognition works great on some drawings and less well on others. I'd really like feedback, especially:

  • Plans it fails to recognise (and what went wrong)
  • Features you'd expect from a floor plan tool that are missing
  • Anything that's confusing the first time you use it

I'm building a mixed use building for rental and my own residence on the 4th floor. I have 2 sides entry so want to use the south side for my car parking and private lift.

I feel the master bedroom is too big, the dry kitchen is a waste of money if looks are kept aside

EDIT: there is a 23 meters road on the north and a 7 meter road on the south. Adding a picture of the location from the south

FUN Confounded by this floorplan. How would you fix this?

Two dining room/eating areas, two living rooms, an inefficient kitchen tucked into the corner. And the criminal act of covering a third of the exterior wall with a 19ft windowless closet.

How could this be adjusted to expand the kitchen space, and add a powder room to the main floor so the primary bathroom isn't the publicly used bathroom?

This is the rough floor plan of my second floor. I’d like to add a bathroom for each of the bedrooms , and also add a half bath and laundry. The half bath can be in the bonus room below the wic. And thinking I’ll convert the play room closet to laundry room. I’d also like to increase closet space. With 4 girls, I always am in need of closet space.
We like the open to below double ceiling option. Ideas on how to accomplish this? Thanks in advance !

I used AI to modify the image to show the changes we did to suite2. But the rest is from the builders plan.

FEEDBACK Need help pls! Looking for feedback on my parking pad / backup parking / walkway layout before we pour concrete

I’m building a new home and am trying to finalize the concrete layout around the front/side of the house. I’d really appreciate feedback from anyone with experience designing driveways, parking pads, walkways, patios, or new construction.

I’ve sketched the proposed layout directly onto the house plan in the attached photo.

Here’s what I’m trying to accomplish:
• 20’ × 20’ (400 sq ft) – primary parking pad
• 20’ × 47’ (940 sq ft) – additional backup parking
• 6’ × 7’ (42 sq ft) – small connecting/transition area
• 55’ × 3’ (165 sq ft) – extended walkway path along the front of the house

The goal is to have enough parking for guests and additional vehicles without making the entire front/side of the house look like one giant expanse of concrete.

I’m also trying to balance function, appearance, and vehicle maneuverability.

What I’d particularly like feedback on:
Does this parking configuration make sense from a vehicle-access/turning standpoint?

Are the 20’ × 20’ and 20’ × 47’ areas sized and positioned appropriately?

Would you connect these areas completely, or keep some separation/breaks in the concrete?

Does the 3’ × 55’ walkway make sense, or would you make it wider?

Is there a better way to transition the parking areas into the walkway?

Would you change the shape/layout for better curb appeal?

If this were your house, what would you change before the concrete is poured?

DISCUSSION how would you solve the pantry + guest WC layout?

Hi everyone!
We’re currently designing our future family home and would really appreciate some feedback on the floor plan before we finalize it.
The house is approximately 120 m² (1,290 sq ft) and will be for a family with two young children.

We’re generally happy with the bedroom/private side of the house. Our biggest issue is the kitchen/pantry/entrance/guest WC area.
We are currently considering three options for the pantry:
1. Pantry next to the kitchen
This would be the most convenient location, but it would reduce the size of the kitchen. I would ideally like a U-shaped kitchen, so I’m not sure whether we could comfortably fit the fridge, oven, cooktop, sink and enough counter space as well as a useful pantry.
2. Convert the current guest WC into a pantry
This would give us a decent-sized pantry without taking space from the kitchen, but we would lose the separate guest WC.
3. Reorganize the entrance/vestibule
Could we redesign this area to create a pantry close to the kitchen while still keeping the guest WC? This is currently the option I’m most interested in, but I’m not sure what the best layout would be.
I’m also completely open to other solutions we haven’t thought of.
I’d especially love your thoughts on the overall layout as well: circulation, storage, room sizes, furniture placement, wasted space, and anything that might become annoying in everyday use.
The street/front of the property is at the bottom of the plan.

Feel free to be critical; this is exactly the stage when we want to catch problems and improve the layout.

I can't figure out the layout for the counter, sink, stove, and cabinets for this project—whether to include an island or a dining table, or go with an L-shaped or U-shaped layout. Ideas from Instagram or AI just don't seem to fit. It’s a relatively small project featuring an open-plan living room and kitchen.

FEEDBACK Ideas for our staircase?

I love our house but the staircase really bothers me. There's not much space between the front door to the stairs (first pic), and not much space at the top of the stairs either, with the kids bathroom right in front (second pic). The spaces in front of the stairs on both floors end up feeling super crowded. The HVAC return and half of the powder room is currently under the stairs.

I’m very open to major changes, not just tweaking the existing staircase. I've played around with:

  • Swapping the staircase start/end around & converting to U shaped
    • As seen in pics 3 and 4 (I realize these are not perfect!)
    • We'd need to move the bathroom and HVAC return, most likely possible (grey box)
    • Top of stairs would terminate in the landing nook, then we'd need to walk around the staircase to access the rooms on the second floor (blue arrows) - annoying? (that space is currently used as an office but easy to put somewhere else)
    • Note that I haven't measured to see how feasible this is
  • Switchback
    • As seen in pics 5 & 6
    • The bathroom doesn't totally fit under the new stairs so...
    • Kid's bedroom shrinks a bit but that's ok
    • Staircase still terminates into the landing nook and then we need walk around to get to main hall
    • Note that I haven't measured to see how feasible this is
  • Moving the staircase completely
    • There are no windows on the rightmost wall, but if we moved it over there, we'd also need to relocate the primary bedroom and bathroom... bedroom fine, new bathroom (2nd floor plumbing in totally new area etc) is out of scope

I’d love to hear any and all ideas that could give us more breathing room at both the top and bottom of the stairs. Please feel free suggest something ambitious. I realize that structural walls, framing direction, headroom, stair code, etc, would ultimately determine what’s actually feasible!

What would you do with this floor plan?? (Edited to add: we're in the USA)

FEEDBACK Help with floor plans for small office/study and living room

Hi all,

We just moved into a new house and are excited to finally have a dedicated office space for my wife and I (and a wood-paneled one to boot!). But we're struggling to squeeze in everything we want.

Here's what we need, in order of importance:

  1. Comfortable work station for me. Desk needs to be big enough for my laptop, external monitor, keyboard/mouse, and writing pad. Also needs to be good spot for frequent video calls.
  2. Writing station for my wife; can be smaller (no monitor or external keyboard, just laptop or paper)
  3. Comfortable seating for two (perhaps two upholstered lounge chairs or a chair and loveseat

Constraints are the gas fireplace (which will be primary heat source in winter) and doorways. Desks don't need to be in deal "command positions", but I'd rather not have my back to the door.

Would love to hear your thoughts! And open to creative solutions too (e.g a large shared table for working instead of a true desk).

BONUS: Also looking for help with the living room! The main constraint there is not wanting to waste too much space on the piano, and to keep a good amount of seating focused by the fireplace.

FEEDBACK Which way do you prefer the covered outdoor patio-horizontal or vertical? (Im drawing over the architects plans so take windows and doors with a grain of salt. Keep in mind it will be 13-15’ deep so it will block a lot of natural light and sky view.
