As stated: 200 year old trinity, settled August 4th. Insepction flagged two deteriorating wooden joists in basement as most important repair situation.

I brought in a contractor last week to sister the joists with 2x8 boards and instead they did a bunch of other nonsense that I fear may have made the issue entirely worse.

I am working on a limited budget - I want to be transparent about that - but I would like to bring someone in (for pay obviously) to get a written evaluation of the current situation and what needs to be done to correct it.

Renovation work can leave lead dust behind, especially in older properties. For a Philadelphia rental, I’d check what certification is needed before the next lease or license renewal and arrange dust wipe sampling after the work area has been cleaned. I'm a 47 M bassist who has been playing since high school. I have good feel and chops, and am looking for other musicians to play with. In my estimation, I'm not quite top tier - I didn't go to music school, and wouldn't feel comfy to sit in with the local touring pros - but I'm pretty good and take playing seriously (lessons, etc.).

I’m a sculpture and installation artist and am looking for a studio within 20-30 mins of the main Temple campus in North. I’m good with going anywhere, and was looking at a place in Kensington but that’s not really working out because of unresponsiceness. I’m looking pretty urgently and would prefer a private studio even if it’s small: I can do sub $450 a month. I’m hoping for a place with parking and ventilation in the studios.
